I have been following this forum for a while, and now that our planning is finalized and we are about to purchase the plot, I wanted to get your opinion on the floor plan 🙂
Here are the key details:
There are two of us, and that will remain unchanged.
We are planning a single-story house with an attic for storage and a large double garage.
It was important for us to have a clear open floor plan with a strict separation between the private and public areas.
The kitchen design is mostly complete and is currently being developed and costed by our kitchen specialist. Since he has his own carpentry workshop, he is also designing something for the wardrobe, making sliding doors for the dressing corridor, and will create some features for the bathroom as well…
The bathroom planning is still quite rough for now… We need to work out the details later.
The floor plan is currently being revised again; a few door swings need to be changed (e.g., bathroom door to the other side, toilet door opening outward, etc.)
The attic window will be on the east side to improve the entrance appearance on the west side…
The windows on the facade will be shifted slightly, especially in the dining area, to better fit the furniture layout.
For example, we have a large table measuring 1.00 × 2.40 meters (3.3 × 7.9 feet) with six chairs, and our sofa is 3.00 × 2.00 meters (9.8 × 6.6 feet).
So, the furniture shown in the CAD plan does not match our actual items… That’s why I am attaching a hand sketch as well.
Now, I will share the floor plan, perspectives, and a few images of the kitchen, which is also incorrectly marked on the floor plan.

There are 154 sqm (1,657 sq ft) of living and usable space plus a 20 sqm (215 sq ft) covered terrace.
The foundation slab covers 205 sqm (2,207 sq ft).
I’m looking forward to your opinions, as this is my design; the architect just transferred it into CAD... ;-)

First of all: the house with its elevations/style would be MY house as well, but unfortunately, we had to build 1.5 stories. There are only two of us, too.
I also like the design at first glance. However, I would immediately criticize the too-long hallway, which could be shortened by enlarging the last room accordingly and moving the built-in wardrobes forward (towards the hallway view). This way, there would be no natural light in the hallway, but I would consider that a worthy trade-off.
A window in the shower area is questionable; I find that too exposed to anyone outside the house 😱
On closer look, the location catches my attention: personally, I love the west-facing sun, which is very strong in summer, so I wouldn’t reserve it only for the study.
I would place the kitchen near the entrance, with windows facing the front and a small west-facing terrace... Everything else would then naturally follow and alter the rest accordingly.
Question: where is the staircase (main staircase?) to the upper floor?
Kitchen: I would swap the sink with the stove because there is usually a lot of dishes that get left there and not washed immediately. This would always look a bit untidy. Also, I miss a surface area for the kettle, coffee machine or espresso machine, hand cream and stuff, drink bottles. The area where the stove is now would be needed on either side for these items, which would be too noticeable, unhidden, and then offer too little workspace.
In your floor plan, you don’t have as deep a wall (from the pantry) as shown in the kitchen layout.
Who is the second bedroom for?
