ᐅ Single-family house with a walkable green roof carport on a sloped site

Dear forum members,
In April, we purchased a really small plot of land (315 sqm (3395 sq ft)). Soon, a single-family house with a walkable green roof carport will be built on it. Due to the sloped terrain, the street-facing basement will be used as living space for bedrooms and a bathroom.
The entrance will lead directly into the living level from the side.
The building permit / planning permission has now been granted, with a few minor conditions. We expected this since our plot is located in an area designated as outside the main development zone and also within a water and landscape protection area.
We are building a solid brick house in monolithic construction (Poroton) without any frills, completely old-fashioned (small rooms, no floor-to-ceiling windows and those only in white), but turnkey via a general contractor.
On January 6th (06.01.), the site will be cleared, and after the surveyor has marked it out, construction will start.
Beforehand, we will drop off a card at the nearest neighbors’ houses, along with a small survival kit for neighbors of builders (cotton wool for sound insulation, something sweet as comfort food, and a painted picture by our daughter as window decoration for a nicer view instead of the construction site).
We are filling a small building gap in an old village, so a more personal approach is allowed.
Now we hope that the excavation work in soil classes 6/7 will remain within reasonable limits.

Alright, that’s enough now. I think everyone here has understood that some people find the floor plan unappealing, and just as well, everyone should understand that the original poster is sticking with it. Sometimes you just have to let it go.

If I were to design the kitchen layout, I wouldn’t place a half-height cabinet next to the freestanding refrigerator.

Instead, I would make the recess at the bottom of the plan


about 190 cm (75 inches) wide and fit tall cabinets and a blind corner there. That would also include the dishwasher. Next to the refrigerator, I would just have a base cabinet. For this, you might need to move the wall to the children’s room about 10 to 15 cm (4 to 6 inches) further to the right or shift the door to the children’s room further down on the plan.

Then I noticed the sill height… how is it specified? Is it from the top of the raw floor or the finished floor? If I consider the large window area, I assume it’s from the top of the raw floor, but that means the window on the left will have a sill height below 100 cm (39 inches) in the finished state, which wouldn’t match the kitchen plan.

Regarding the kitchen island, if it is only supposed to be 200 cm (79 inches) wide, I would build the base cabinets from the bottom of the plan as 40 cm (16 inches) – 80 cm (31 inches) – 80 cm (31 inches). This way, one side would have more workspace, and ideally, you could create a breakfast bar or seating area at countertop height. That way, the peninsula can also be better used as a buffet or serving area. I would also opt for deep base cabinets since you don’t have that much storage space.

Positioning the sink and cooktop directly opposite each other is not a good choice. It’s better to arrange them offset. I would eliminate the corner next to the kids’ room and opt for two straight runs. Corners in kitchens tend to cause congestion.

As Kerstin mentioned, there are only short countertop sections everywhere.

Also, the dimension of 151cm (60 inches) to the sanitary area is not correctly shown. The measurement doesn’t end at the bottom wall but somewhere in the middle. How is it supposed to be?

The plinth height of 15cm (6 inches) is quite high. Which manufacturer are you planning to use, or who is the main supplier for the kitchen?

The windowsill height could have been matched to the countertop height. If the windowsill height is supposed to be 90cm (35 inches, question mark), then you only have a 72cm (28 inches) cabinet body. This can be improved.

@evelinoz ...omitting the bottom corner removes a lot of storage space and is not a good alternative.

That is one of the reasons I truly envy you and will try, inspired by you, to somehow make it happen for us as well. I’m sure it will turn out really, really great for you.
