ᐅ Single-family house with a stepped upper floor – Feedback/Discussion/Tips/Ideas

Hello dear forum community,

it seems there are quite a few building novices, construction experts, or those aspiring to become experts here. We currently belong to the last group, aiming to become more experienced. We are a young family with one child so far but plan to have a second child in the near future.

Therefore, we would like to present our design to you, hoping it can be thoroughly reviewed.

First: This drawing is the initial draft, which we can still change and for which we already have some ideas for adjustments.

Regarding this:
1) The children’s room on the ground floor is intended to become the master bedroom.
2) The master bedroom will accordingly become the children’s room.
3) The shower should be moved upstairs, the bathtub downstairs, making the bathroom slightly larger, with a window, located along the right side of the house extending to the lower exterior wall.
4) The utility room should be roughly halved, remaining in the center, possibly integrating the small storage room.

These are our ideas so far. What do you think?

Hello everyone,

after a few weeks' break, here is the current status of our planning. In the meantime, we have moved from the sketch phase to the building permit planning stage and, unless something absolutely catastrophic happens, we plan to submit the building permit application soon.

What has happened:

  • Fireplace planned in the dining area.
  • Fireplace flue inside on the ground floor, switching to outside on the upper floor.
  • Bathrooms/ceramics roughly placed as we envision.
  • Kitchen layout designed. (Contrary to the drawing, the partition wall to the fireplace is shortened to 1m (3 feet 3 inches), followed by a counter.)
  • Location of heating system/water storage determined.
  • Conduits for water/sewage planned.

Are there any ideas, suggestions, or critiques?

I haven’t read the last two pages, I only looked at the current plans.
So please forgive me if I miss something.

1.) What immediately stands out to me is the orientation towards the northeast. I would always orient a living room towards the southwest.

2.) I find having the washer and dryer in the bathroom inconvenient. Solution: Hide them behind a sliding door or something similar.

3.) I miss storage rooms. The utility room at 5 sqm (including heating) seems too small to me. Or is there a basement?

4.) I really like the kitchen layout: plenty of storage space.

5.) Could you install a storage room under the stairs?

6.) I like the interior door on the upper floor, but I wonder how it would work with a small child sleeping upstairs while the parents are in a completely different part of the house downstairs. However, once the children are older, it might be more relaxed for the parents.

No comments in this forum, ypg. I am fully capable of distinguishing this and taking it into account accordingly.

However, the attempt to provoke a reaction was successful.

Thanks for the input, Bau-Bau. We are aware of the points mentioned. There is no separate basement, but there is a garage with plenty of space and an adjacent fully basemented existing building with a workshop, entertainment cellar, billiard room, and storage rooms.

The orientation is dictated by the plot layout. To the south, we only have a view of the neighbors’ garage wall, which begins exactly 0cm (0 inches) in front of our house.

In 2010, as the client, I designed a house in the Bauhaus style myself and also took on the role of construction manager. I would like to offer a few suggestions:

1) If possible, I would build the staircase with straight, uncut steps only, either in two or three flights with landings, and plan for an attractive light strip. The staircase area could become a focal point both inside and outside.

2) The wood stove should be placed more centrally so that it can radiate warmth into both the living and dining areas. It can get very hot and is currently located too close to the kitchen and dining furniture. Storage space for daily firewood next to the stove should be planned.

3) I do not see a suitable place or niche for a hallway wardrobe. A later addition of a cupboard should not narrow or clutter the hallway.

4) I recommend including a shower in the ground floor bathroom. There is enough space. The dryer could stand on top of the washing machine and be separated from the shower by a solid wall.

5) Alternatively, both appliances could also be well accommodated in the utility room, where other laundry items will be stored. The space gained could be added to a dressing room.

6) I find it unfortunate that the garage blocks the view of the house and that the space between the garage and the existing building feels quite cramped. Would it not be better to forgo storage areas in the garages to allow more space in front of the house? The necessary storage could be integrated into the existing buildings. To improve the view of the house, carports could be used instead of garages.
