Hello everyone!
Since the land purchase is complete and, according to the developer, construction can start at the beginning of 2026, I am currently brainstorming ideas regarding the floor plan and site layout!
I have attached an idea that I think works well.
Also, an idea for positioning the building on the plot.
The only building regulations are that the roof pitch must be between 20° and 45° and the maximum building height is 9.5m (31 feet).
I am considering raising the building high enough on the upper floor so there are NO sloping ceilings, and then possibly converting the attic later on (depending on space requirements...) to add 1-2 rooms there.
What do you think? What could be improved?

Really? I think my neighbor built 8 x 9 meters (26 x 30 feet) right on the boundary...
Where I live, there’s no size limit, except for a maximum length of 9 meters (30 feet) along a boundary...

That is correct for Lower Saxony. This is stated in the building regulations (unless there are restrictions in the zoning plan).
However, there are plenty of other limitations, such as having to plant 10% of the area with specific types of vegetation. Gravel is prohibited — only necessary surfaces (parking spaces, paths, terraces) may be paved or sealed — the rest MUST be designed as garden or lawn.
So parking a car “somewhere” will not really be feasible. Beyond just living there, other desires will be difficult to implement.
