ᐅ Single-family home with double garage floor plan design for the second house

Hello everyone!
Since the land purchase is complete and, according to the developer, construction can start at the beginning of 2026, I am currently brainstorming ideas regarding the floor plan and site layout!

I have attached an idea that I think works well.
Also, an idea for positioning the building on the plot.

The only building regulations are that the roof pitch must be between 20° and 45° and the maximum building height is 9.5m (31 feet).

I am considering raising the building high enough on the upper floor so there are NO sloping ceilings, and then possibly converting the attic later on (depending on space requirements...) to add 1-2 rooms there.

What do you think? What could be improved?

Then why don’t you also show the "old" plot – were you able to keep such a spacious (parking) courtyard there as well?

That's correct. Such details tend to disappear quickly on a mobile phone.

However, the focus now is on a new build, not the discussion about the old previous house.

I see no reason not to implement it like that. Then the front door would just be in front of the garage... If you moved the utility room to the south and swapped it with the guest bathroom, you wouldn’t have an access from the garage into the house anymore; you’d have to go outside through the main entrance... That would work too, right? My ideal would be to have a passage from the garage into the house...

The shown discussion template doesn’t look like you only had to increase the house depth by one meter (?)
Are you familiar with the model whose floor plans you copied / do you still have the original ground floor “as is”?

The “origin” always belongs with it. If the current home / previous home is of the same type (that is, both newly built detached single-family houses), then it makes sense (or is even essential) to incorporate the experiences from there into the foundation.

No, first you should define what you really want and why. And that is not at all clear here (except for enough impermeable surface). And the plot is simply not suitable for that.

Yes, that definitely includes "I never want to" (keep bumping into things like at point X / have such a complicated route like between Y and Z).

I wasn’t able to maintain the luxury of a large yard… That made me realize how important it is to me now.

And yes, I am 35 years old. However, I don’t quite understand what my age has to do with my house planning.

My ideas and wishes are relatively flexible…

- 10 x 8.5m (33 x 28 feet)
- Garage 7 x 9m (23 x 30 feet)
- Two full floors with a shallow pitched roof
- Upper floor as I suggested works well for me
- Ground floor is quite flexible… but should have an open-plan living area

What else do you want to know?
