ᐅ Single-family home with double garage floor plan design for the second house

Hello everyone!
Since the land purchase is complete and, according to the developer, construction can start at the beginning of 2026, I am currently brainstorming ideas regarding the floor plan and site layout!

I have attached an idea that I think works well.
Also, an idea for positioning the building on the plot.

The only building regulations are that the roof pitch must be between 20° and 45° and the maximum building height is 9.5m (31 feet).

I am considering raising the building high enough on the upper floor so there are NO sloping ceilings, and then possibly converting the attic later on (depending on space requirements...) to add 1-2 rooms there.

What do you think? What could be improved?

The whole layout is a remodeled floor plan, which is probably why it is shown as an attic level.

In the end, there will only be the ground floor and the upper floor. I do not want to develop the attic level for now but want to keep it as a possibility for the future. That is also why there are no windows.

So you took the inspiration design from a one-and-a-half-story house, considered the attic floor suitable as is for the upper floor, and only remodeled the ground floor?

The attic floor, which isn’t shown here, won’t be affected if you add side-facing windows to the upper floor.

A few questions:
- I assume the driveway is coming from the bottom. Why is the garage set back so far?
- Where do your utility lines enter the property? If they come from the bottom, the technical room at the back of the house might be suboptimal.
- If you want to convert the attic later, where will the staircase be located?
