Hello everyone,

We have finally found our little plot and are already busy planning.

After gathering so many ideas and suggestions here in the forum, especially in the floor plan section where there are so many valuable tips, I would now like to benefit from your experience as well.

Nonetheless, the terrace is in the border area…

Who is your advisor? Where is the architect?
I admit you want to experiment, but with such tight constraints, you can’t avoid consulting a professional!

The building setback requirement seems excessive to me. What is the reason for the unequal treatment compared to the northern neighbor? Why do you have to build farther away from the street, accept a longer driveway, more front yard but consequently less west-facing garden?

The masonry conduit with the maintenance hatch is something you would expect more in an architect-designed house, if at all. The attic has no access.

Could you give some insight into the development of the design from version 1 to version 7?

A mechanical ventilation system with heat recovery and a range hood are usually sufficient to handle odors. Dishwashers and refrigerators nowadays are very quiet. My husband often opens the running dishwasher without realizing it is on. Otherwise, I’m not sure what noises you mean.

FAR I = 134.50 / 365 = 0.37 allowed 0.3
FAR II = 194.64 / 365 = 0.53 allowed 0.45

An uncovered terrace does not trigger setback requirements.

The T6 is just under 2 meters (6.6 feet) tall, unless you build something on top.

Kitchen
Remove the small pantry. It also fits inside a cabinet. I’m a fan of open kitchens. For me, they only have advantages.
Controlled ventilation and a modern range hood help with odors.
You don’t hear the noise from refrigerators and dishwashers anymore.
