ᐅ Single-family home, third row, north-facing – house, terrace, garage?

nms_hsGood evening everyone,
I have been following the forum for some time now, and as it looks at the moment, we will manage to build a house this year. We are building with a medium-sized solid construction company a roughly 140m² (1,507 sq ft), 11m (36 ft) long and 8m (26 ft) wide, standard single-family detached house, not a townhouse, with an open floor plan. The plot is almost purchased, approximately 670m² (7,209 sq ft) plus a small driveway area. The house will meet KfW 70 energy efficiency standards, including a ventilation system, underfloor heating, and electric roller shutters — nothing extravagant.
There is no local development plan; the preliminary building approval only sets a 25m (82 ft) setback from the forest at the north side. This also determines the house location, see attachment (A). The attachment also shows a house to be built in the second row, but that is not yet decided in terms of design or details.
Now to my questions, hoping someone might have some great ideas.
- We would like to have a garage, but it is not allowed to be built within the forest setback. A parking space is permitted, though I am not sure what the point is, but okay. So position C1 is basically out. At C2, I am not sure if a garage would even make sense? Would a carport be better after all?
- The terrace should wrap around the corner at T1 and T2. Is a west-facing terrace with a 3m (10 ft) distance from the neighbor enough, or is that too little and therefore pointless? A north-facing terrace only would be rather unpleasant, though.
- Have I missed anything seriously problematic about the plot or anything important to consider? It is a third row plot, legally subdivided, with a shared driveway, and a highway about 500m (1,640 ft) in a straight line to the east. The worst thing I have thought of so far is having to push the trash bin out to the front 🤨
Thanks very much for reading, and I would be really happy to receive any ideas or suggestions 🙂
Best regards
Simon
