ᐅ Single-family home plot purchased – opinions on architect’s design

We have purchased our building plot and have just received the drawings from our architect.

I wanted to gather some opinions and suggestions. Perhaps you have some ideas or feedback.

We also received another version of the plans with the same layout, but 1 meter (3 feet) shorter in length and 0.5 meter (20 inches) less in depth, although the floor plan remains the same.

We are considering positioning the house angled toward the street and orienting it more toward the south. The zoning plan / building permit allows this.

The stream on the property is piped underground, and building is permitted up to the stream boundary, provided no structural loads are placed over it. A terrace is allowed in that area.

Insufficient amount of self-performed work.

We only have the shell structure with the foundation slab built.

I would politely describe that as "ambitious." Wouldn't it be better to build with masonry instead? In my opinion, that is much more suitable for self-builders, both in terms of the DIY work and the combination with the professionally contracted trades. Besides, I would advise against such a highly detailed design.

To me, a bay window always somehow feels like kitsch.

… and this is precisely where, in my opinion, it starts to become problematic when a somewhat coherently designed plan (assuming this house is approved) begins to be altered here and there, including changes to the facade. Even a few modified details can visually damage the overall design.

I feel the same way and had hoped that by now this kind of design would be banned, because years ago I foolishly agreed to have something like this installed in my stairwell. To me, a rectangular bay window would rather be classified as a projection or offset, simply because I don’t even want to hear that word for the reasons mentioned.
Let’s see what current must-haves we’ll regret and be embarrassed about in 10 to 20 years.

Even then, it still makes no sense and only costs money. Skip spending on the bay window and invest that money in skilled labor instead of EL.

Somewhere I read about a modern wooden house, but now it’s a traditional Swedish cottage (which fits the existing design better). However, I still get the feeling that you’re not quite sure yet which direction you want to go.
By the way, there is also a modern interpretation of the Swedish house. Just search for “trivselhus” – I think the German website for this manufacturer no longer exists, so I recommend the original Swedish site (which is simply trivselhus with .se). As far as I know, they no longer build in Germany, but it’s great for inspiration. There are very good examples of modern Swedish houses, some even on challenging plots. Just take a look through them.

And still, the bedroom, a room used only at night, is the nicest room on the upper floor – the children’s room (or any room that could be used during the day) ends up in the dark corner. I still don’t find that ideal.
