We are still at the very beginning of planning our house and want to build it as a turnkey project. We have already made some initial sketches with floor plans. Since we have little knowledge about the whole process, we would like to know what needs to be considered. We already own the plot of land, and there are no issues with the financing, but what are the next steps?

Sketches are very helpful; try to stick with them as long as possible. Avoid the common beginner mistake of planning too precisely early on, especially using house design software.

The plot has been purchased and has a volume of 575 m³ (20,336 ft³). The terrain is flat, but I cannot quickly provide information about the legal framework.

You’ve already purchased the plot without knowing what is allowed to be built there. What if only a bungalow is permitted, for example?

In the other thread, you ask who will draw your plans, but here you say you want a turnkey build. There’s a lack of information from your side.

The classic approach for a turnkey project is a prefabricated house from a general contractor. They will also create your plans.
My advice: visit a show home village, where several manufacturers are represented. Take a look around to see what you like and talk to the people there.
You can also search online to find providers who roughly match your requirements based on their model homes.

If you want something very customized, it might be better to go with an architect and separate contracts. That way you’d have a contact person at your side (though they might take up to 10% of the construction cost).

Since it seems you haven’t yet looked deeply into the matter (such as what is even allowed to be built...), you should first educate yourself about the building process in general. Otherwise, I’m afraid the outlook isn’t good.

Having your own plans and then wanting a turnkey build is certainly challenging. It’s probably better to go with a general contractor, choose a ready-made house design, and get it delivered as a turnkey project. That is definitely associated with much less stress than your idea...

I'm sure the original poster simply misunderstood the wording regarding the "legal framework" late at night. To put it simply, it’s just about whether there is a zoning plan or planning permission and what it looks like.

Everything will work out.

So, as I said: fill out this questionnaire, post the sketch here, and then the process will naturally move forward quite a bit.
