Dear home builders,
We are planning to build a single-family house on a plot located on a north-facing slope. The entire village is basically situated on a north-facing slope, and we do not want to build elsewhere.
We would like to get some advice—are there any other fellow home builders who can share good tips regarding room layout, etc.?
The plan is for a single-family house, two floors, approximately 150m² (1,615 sq ft) of living space, most likely a town villa with a hipped roof. No sloping ceilings, solid (masonry) construction, garage.
We also want to build without a basement, instead opting for a hipped roof to create some storage space. Alternatively, we have considered a monopitch roof because it would look nicer and probably allow more natural light in. However, this would eliminate the extra storage space.
Since the land behind the house slopes steeply upward, we cannot create a proper garden. We are planning a walkable garage roof to serve as a terrace. This is quite expensive, and a rooftop terrace, which my partner especially prefers, would be even more costly.
Are there any ideas or experiences related to this?
Many thanks in advance

Hello!
Roof terraces on garage roofs or walkable carports are not that complicated; you can do a lot of the work yourself. At the back edge, there would be the rising slope, on one side the access to the house, and on the other two sides a railing.
And who says you can’t have a beautiful garden on a steep slope? It’s definitely possible, but of course it requires a lot of work since you need to create steps. If you enjoy gardening, you can do this yourself—a professional service is very expensive. However, you can plant almost anything, as you have many different planting areas with varying sun and water conditions to choose from.
In a hillside location, a full basement is not really necessary, but since it’s a north-facing slope, you can use the open, sunny south side at the front for a ground-level living space (for example, a study, guest room, or even a small rentable basement or holiday apartment). Behind that, you can build cool basement rooms (storage, pantry) into the slope. Then you wouldn’t need attic storage as much and could choose the shed roof that you prefer.
Of course, I don’t know what your building permit / planning permission requires, but are you allowed two full stories plus a basement? Because a basement would be an option with the basement at the back and only one living room at the front on the basement level...
For the room layout, I would need to know how many people will be living in the house (two is clear since you mentioned a partner, but are you planning to have children one day and therefore want to include children’s rooms?), and whether it’s a house for your whole life (meaning with all options for later barrier-free modifications when you’re older).

Hello Nian132,
We also have a sloped site and are building a double garage with a roof terrace on top. Of course, this is somewhat more expensive than a "regular" roof on a "standard" garage.
You can take a look at our plans here: https://www.hausbau-forum.de/threads/Entwurf-ehf-mit-Hanglage.10198/
There is also Kisska (https://www.hausbau-forum.de/threads/Meinungen-zu-unserem-Grundriss-erwuenscht.9644/) and (https://www.hausbau-forum.de/threads/efh-nordhang-tipps.11295/) who have also built on a slope. You might want to check out these threads and plans as well.
Good luck
