The plot of land I own is quite irregularly shaped, and I want to build a single-family house measuring 12 x 10 m (39 x 33 ft) with a double garage on it.

Do you have the specifications of the zoning plan for this plot? Basically, there is almost always a required setback of 3m (about 10 feet), often even 5m (about 16 feet), from the street. You should first check whether it is even possible to build at the apex of the intersection.
What can be said about this? Three rectangles, one square.
But the issue is: it’s way too close to the street. You can see that this is not a town center, so at least 3 or 5 meters (10 or 16 feet) of distance to the street should be maintained, just like the neighboring properties.

hanghaus20234 Feb 2025 20:45Is the image distorted or is the dimension line not parallel? Please upload a non-distorted image. In BY, a minimum distance of 3 m (10 feet) from the property boundary must generally be maintained, unless the zoning plan states otherwise. Garages are usually allowed on the boundary line but rarely facing the street.
Don’t forget the north arrow.

hanghaus20235 Feb 2025 08:57Without a plan including measurements, it is not possible to provide assistance here. The dimensions are available on the Bayern Atlas with an accuracy of 10cm (5 inches).
