Hello everyone,

I have been following this forum for a while and I’m amazed at how helpful everyone is here!

This is a floor plan where I initially notice only minor details.

You can tell that there was some real planning sense involved.

Who is the relatively windowless granny flat for?

I find the narrow access to the master bedroom and guest room a bit inconvenient.

The route from the upper floor to the utility room with the washing machine is relatively long.

The cloakroom in the basement is not well planned yet.

I really like the dining/kitchen/living area.

Hello,

You have a really spacious plot. Are only the floor area ratio and building coverage ratio defined, and is the usage regulated according to §34? Based on the other details, it initially sounded like a site intended for multi-family housing.
I’m keeping my fingers crossed that you keep the lake view—then you can really talk about luxury in addition to the generous house! (I’d love that too )

Attic:
You probably had a good reason for this, but at first glance, the guest room/office including the walk-in closet seems large compared to the children’s bedrooms.

Is the master bathroom intended to be used only by the parents? If so, you might want to reconsider that point, but I find the path through the bathroom to get to the bedroom a bit unfortunate. Of course, that could just be a matter of personal preference.

The children’s rooms will likely be quite dark.

What distance did you plan for the walk-in closets? It seems rather tight to me.

The ground floor looks very successful—I guess everything else comes down to personal taste.

I wish you much success! =)

Out of curiosity (I hope I didn’t miss it), what is the planned living area according to your design?

Design and size the ceiling opening so that it can potentially accommodate a home elevator / vertical lift in the future. It won’t be much larger anyway.

The children’s rooms will have a mezzanine floor, if I understood correctly, and there will be a sleeping area under the roof – yay. I was actually going to mention the size of the children’s rooms first. Should a roof window / skylight be planned there as well?

90cm (35 inches) is sufficient, but it should then be called a wardrobe room rather than a dressing room.
