Hello house building forum members,

We look forward to your opinions and comments and will start simply with the list of questions:

Zoning Plan / Restrictions
Plot size:
781 sqm (8,409 sq ft) minus 90 sqm (968 sq ft) for access road (plot is already owned)
Slope: No, at most a very slight incline towards the east
There is no zoning plan or other restrictions

Homeowners’ Requirements

Style, roof shape, building type: Gable roof 45°
Basement, number of floors: no basement, 1.5 floors
Number and age of occupants: 2 people (both 28 years old)
Space requirements on ground and upper floors: see sketches
Office: family use or home office? Often home office
Guests per year: minimal
Open or closed architecture: Open architecture
Conservative or modern construction: modern
Open kitchen, kitchen island: Open kitchen, no kitchen island
Number of dining seats: 6-8 people
Fireplace: If possible, yes
Balcony, roof terrace: Terrace adjacent to dining and living room with option for a conservatory in a few years
Garage, carport: Not necessarily from the start, can be added later

House Design

Do-it-yourself + inspiration from various model homes

What is the most important/basic question about the floor plan, summarized in 130 characters?

We hope for some suggestions and improvements regarding the layout, orientation, and size of the house that we may have overlooked in the heat of the moment.

Hello,
looking at the pictures, a few thoughts came to mind.

Why did you position the house so far back, creating such a long driveway? That’s not a minor cost factor, and as ypg already mentioned, if the utility connections come from the street, they will have to be extended all the way to the back (additional cost + area cannot be built over). Also, the garden would probably be more usable and better protected from view if it was located behind the house.
Or is this because another house will be built in front of yours?

I find the hallway unattractive. On one hand, it becomes very dark, and you even have to turn on the lights in summer just to see something. On the other hand, there is no space for a coat rack, shoe cabinet, etc. It seems to have grown around the rooms somehow?

Your living room is on the north side. If you plan to add a sunroom or terrace, it might be worth considering placing it on the south side. I would also think about whether it might make more sense to have the kitchen on the north side so that you can enjoy the garden view and sunlight from the living room.

I like the room layout upstairs. Large rooms, no walk-in closets, and a spacious bathroom. However, definitely check the roof slopes as already mentioned here.

@Invi85 .. the living room is very well positioned ... northwest. In the evening, when you have time, you still get some west sunlight there. Meanwhile, cooking/dining areas face southwest to northwest with direct access to the terrace, which is great in summer if you want to spend a lot of time outdoors. Conservatory ... I always wonder ... what for and why? 😉

@Bauherrin2018 .. are children actually planned? How are the rooms on the upper floor laid out?

Regarding the bathroom on the upper floor and the staircase, I tend to agree with @11ant and their assumptions.

Why is the technical equipment located in the "tail-like room"?
What about bicycles, garden furniture, lawnmower, etc.?

nice design – unlike many other first attempts, in my opinion. 🙂
Problem: Your south-facing side is also the entrance side. This spoils the panorama for you. If possible, I would place the entrance on the east side, put the office next to the kitchen and the utility room, and locate the bathroom to the north. If the parking space is planned near the entrance, the small detour is reasonable.

Hmm, the entrance on the east side won't exactly invite visitors to use it; instead, they will knock on the kitchen window and want to enter through the dining room. I know that, I've experienced it before! It wasn't pleasant when suddenly a figure was standing on the terrace 🙁

@ypg .. those would be my concerns as well, although the different room layout definitely improves the floor plan. 😉

Really? That’s funny. 😀
But it’s quite easy to prevent with the exterior design. A parking space near the door, a pathway lined with a hedge, and a flower bed under the kitchen window — then people prefer to use the doorbell.
