No cloakroom, etc., possible...According to the builder, the roof is initially planned this way. Increasing the pitch from 45° to 49° would cost €2,500 (approximately $2,700). However, we have already planned two knee wall elevations from 50 cm (20 inches) to 1 m (39 inches).
We have also given some thought to the living-dining-kitchen area and have considered giving up the guest/office room.
The front door faces southwest.
Hi, I don’t see it as extreme as Mycraft does. I also consider a 45° roof pitch more of a last resort, but if the houses aren’t too large, sometimes it’s hard to avoid. I don’t think the kitchen is (much) too small compared to the rest of the space—unless you cook every day. Maybe you could write down the exterior dimensions so we get an impression of the overall size.
If the house is going on a slab foundation, I wonder if 6.5m² (70 sq ft) for the utility room will be enough. We don’t have a washing machine or any other appliances or cabinets in our utility room—just the connections. The room is fully used with over 8m² (86 sq ft). Of course, it always depends on the heating system and so on.
Overall, it’s not outstanding but also not a total disaster, in my opinion. I’ve seen nicer floor plans of similar size. Please share some details about the orientation, terrace, etc., so we can get an idea of the setting.

So, you planned the living room facing directly north? Or am I missing something? Is there a specific reason for that? People usually don’t choose to have a living room facing north voluntarily.

Heisenberg15 Dec 2013 23:37Yes, I agree with you about the utility room. It could be tight. I was mistaken about the orientation. The corner window in the kitchen faces south: we are planning a corner terrace from the bay window towards the kitchen. So, the west will be in the middle of the terrace. I think that by placing the study/guest room on the ground floor, we are limiting ourselves too much.
