About six months ago, I shared an initial floor plan here (https://www.hausbau-forum.de/threads/Grundriss-efh.14267/) for discussion... 🙂 Since then, we have made significant progress and have now decided on a final floor plan for us. Several changes have been incorporated, including suggestions from the discussions here in the forum...
About the plot:
It has now been purchased in a new residential development (completion October). On the plan, it is plot 5 (top left).
- No slope
- Site occupancy index 0.3 (I meet this)
- Floor area ratio 0.6 (also fits)
- Building setback 3 m (10 feet) from edges (except garage)
- Maximum 2 stories, all roof types allowed, almost any architectural style
Homeowners’ requirements:
- No basement (prefer to use the space differently)
- Shed roof => partly 2 stories
- Currently 2 adults + 1 child, planning for another child later
- Few overnight guests
- No fireplace, double garage, open but separated
House design
- Planned by me => serves as a basis for the future architect
- House: bedroom and bathroom on the ground floor will not be finished initially (used as ironing room / office). We will use the bedroom / shared bathroom upstairs for the first years. When the children are older (around 15 years from now), we plan to move to the ground floor...
- Because there is no basement, a somewhat larger pantry, garage + utility room under the stairs (access via a shelf that can be opened on the dining room side)
- Heating technology: air-to-water heat pump, underfloor heating
- Masonry construction (37.5 cm (15 inches) brick, probably filled with perlite)
For now, the main focus is on the floor plan, room layout, and spatial arrangement.

Regards, RolandI can only agree with you; that is wasted effort. A good architect will set it aside without looking at it.
Instead, create a detailed floor-by-floor and room-by-room layout.
Specify which rooms you need on each floor and the minimum size they should have. If you are bringing furniture, include space requirements (for example, bedroom, office, living room).
Also, prepare a list of requirements regarding style, features, and additional extras (bay windows, balconies, extensions, fireplace, parking spaces, garage, etc.).
Then let the architect work, who will consider the plot and orientation.
