I came across this forum by chance today and have already read some interesting information. However, I still have a few specific questions.
My family and I (currently my wife, one daughter, and me, with two more children planned within the next five years) want to make our dream of owning a home come true. Since this is known to be neither easy nor cheap, we want to consider everything very carefully.
We would like to know what costs you would estimate for a small house like this.
- LxW 11m x 8m (36ft x 26ft) plus attached garage (with office/bedroom upstairs) 6.5m x 6m (21ft x 20ft)
- Main building (11x8m) with basement
- 2 balconies
- 1 conservatory on the east side
- small terrace on the south side
- Pellet heating system + photovoltaic system + solar system for domestic hot water
- Plot of land (with 40% maximum building coverage approx. 350m² (3767 sq ft) → around 65,000€ in our area)
Here are the floor plans and elevations:



There should also be a roof over the garage, but I haven’t quite figured that out yet.

At the moment it’s clear which company will develop the land for the property purchase, property transfer tax may also apply to the house. There have been some rather unusual interpretations by tax officers when determining property transfer tax, even though there was no economic relationship between the land seller and the house builder.
The questionnaire from the tax office includes some tricky questions, such as:
- Do you intend to build on the land (“of course, otherwise I wouldn’t have bought it”)
- How did you find the land (“well, actually the guy from the house building company… oh wait, I’m not allowed to say that now… I asked at the local authority”)
- Do you have offers from multiple companies (“sure … I had those prepared especially for you”)
- Are the offers still current, or have negotiations already been completed (“of course they’re current, I just haven’t declined all of them yet”)
- Have construction contracts already been signed (“not signed yet, but they’ve been sitting in front of me for weeks”)
And of course, all of this must be thoroughly documented.

I can’t agree with that statement.
In my area, two companies offer turnkey construction, and all my acquaintances who built with them received a detailed cost breakdown upfront, including everything involved and a contingency of 20,000 EURO for selections.
Believe it or not, all of them—without exception—ended up paying just around the stated amount.
Maybe this depends on the federal state.
