Visit model homes and have a look around. When it comes to size, you can do more than just inflate it.

To be honest: if someone puts this cabin on my lot for 360,000 and it includes the 80 sqm (860 sq ft) bedroom-dressing-bath suite, I wouldn’t complain. Even the 60 cubic meters (2,119 cubic feet) bedroom alone couldn’t be filled up no matter how much beansoup you eat in one night.

In this example, you quickly end up living alone in a small studio apartment while the woman enjoys herself in the sleeping hall.

Please be a bit more specific. People here want to help you avoid mistakes. With your current budget, you will get a shell construction without plumbing, heating, electrical installations, etc. What exactly do you plan to do as self-performed work? Is the material budget taken into account?

Are your acquaintances skilled tradespeople with a lot of free time, or do they know someone who works without pay? Do you have only verbal commitments or binding written quotes? Warranty or is everything based on trust without invoices? Will you be installing light switches and sanitary fixtures that have been sitting around in the company for 5 years? The construction will be stressful, and friends who suddenly come up with excuses while you have no concrete agreements are definitely a risk.

By the way, I subcontracted many trades myself (plumbing and heating, electrical work, roofing master (self-employed, a friend’s uncle), painter, tiler, carpenter), which saves a lot. Choosing simple shapes for the floor plan (no recesses, etc.) also helps. Doors, floors, windows, and the front door come from a dealer friend, including installation. In the bathroom, tiles are only halfway up the wall in some areas, and for the floor, I opted for vinyl instead of hardwood flooring. The sanitary fixtures were not standard stock but selected from catalogs.

(The principle: the price-performance ratio is great).

Well, if you save that much everywhere, I’d say you have enough budget for a proper design from an architect. We would be happy if you could share that. Such personal designs are nice for getting a feel for the project, but I wouldn’t expect much more from them at this stage. It’s better to let a professional take over.
