Hello everyone,
How do you evaluate the floor plan? Suggestions for improvement, ideas... I look forward to constructive feedback.
Many thanks in advance.

Everything is either interrupted (for example, the kitchen unit, “2-leaf lost”), which makes it look inconsistent and unintentional, or it is inserted awkwardly (for example, the kids’ bathroom), so the room itself suffers. It’s clear that no professional was involved in the planning.
A specialist would probably have placed the staircase on the other side...
The bathroom is a double-enclosed space – the sauna is placed where a door to the hallway should be planned... hehe

I have taken your suggestions into account. Attached are the revised ground floor and upper floor plans.
- Larger children’s bathroom
- Second children’s bedroom included immediately
- Landing staircase
- Entrance to utility room repositioned (orange line)
- A door could also be added under the stairs in the kitchen (orange line)
- A central fireplace-style room should be included
- A room divider should partially separate the living room (example image included)

Here is a proposal for the ground floor with dimensions of 12 x 12m (39 x 39 ft):

- Spacious entrance with a hallway 1.8m (5 ft 11 in) wide leading to the living area
- Large cloakroom directly in the entrance area
- Straight staircase to the upper floor (eye-catcher?!)
- Short route to the kitchen
- Kitchen with an island measuring 3 x 1.2m (10 x 4 ft), space for 3 tall cabinets on the side
- Living room over 30sqm (320 sq ft)
- Dining area with a 3 x 1.2m (10 x 4 ft) table
- Large utility/technical room (access under the stairs only possible if ceiling height allows, which I assume is the case given the size)

@moejoe89 ... please upload a site plan of the plot, including width/length and possibly the building envelope (also with width/length).
The changes you made – well … the kitchen walkways are still there.
Upper floor … the bedroom is a walk-through room, the north-facing children’s room is dark. Sauna, no need, since cooling down outside in winter is possible?
