Read the thread title and thought 250sqm (2690 sq ft), this has to be something cool. Saw the floor plan, pure disappointment. Saw the budget and thought: "Daydreamer."
The floor plan is simply poor. The ground floor is very standard, just a bit oversized. Nothing fits on the upper floor. The staircase design might work in a small house, but definitely not at this size. Your budget is enough for a maximum of 200sqm (2150 sq ft)...

Not only are the numbers wrong (250 sqm x minimum €2000 including sauna and stove), but also the disappointment of seeing an inflated standard floor plan on the ground floor.
I did a rough calculation: from the sink to the utility room, you walk at least about 30 meters (100 feet) back and forth... I would charge the planner mileage for that, it’s such an ill-thought-out layout. Another contributor here put it well: it’s designed on a grand scale but lived in like a two-room apartment, without any sensitivity to how large rooms actually function.
I find the upper floor a disaster: nothing fits at all, completely unplanned. I just can’t understand it—considering categories like senior-friendly practical design, barrier-free comfort, child-friendly simplicity, or elite elegance.
I wouldn’t want to buy this house if I were looking for a new home.
For me, this design is only a starting idea that requires a lot of work (including educating the homeowners).

Unfortunately, I can only agree.
Kitchen... huge walking distances and a ballroom in a place where a ballroom isn’t needed.
Upper floor... really small “mouse rooms” with tiny windows for the child/children, at least for the planned children’s bedroom.
250 m² (2700 sq ft) and a double spiral staircase for a household planned for 3, max. 4 people, doesn’t fit together. There should be at least a proper staircase with landings.
Utility room including laundry, but only about 8 m² (85 sq ft)... well.
And I also doubt the price.
I’m also missing a proper site plan.
