How do you evaluate the floor plan? Suggestions for improvement, ideas... I look forward to constructive feedback.

I haven’t read the 11-page conversation and the statement might be repetitive:

The rooms are uncomfortable. A 37sqm (400 sq ft) bedroom? What do you do at night there?

An almost 100sqm (1,080 sq ft) open-plan living-dining-kitchen area? You could get lost and have to shout for your partner to hear you from the other side of the room.

Sorry for the blunt and ironic questions, I’m exaggerating.

It’s not cozy, just big. Not achievable for the stated budget of 400,000 EUR.

Regardless of the size of the individual rooms, the floor plan is really nice. I can imagine it well. But as I said... it's too big. This is how I used to build houses in "The Sims" when I was a child.

Self-taught and confirmed in conversations with other builders:

Rule 1: Never involve a craftsman from the family, close friends, or well-known acquaintances for entire trades.

Putting pressure on them (because deadlines are not met), pointing out defects, withholding payment, switching to another craftsman for the next part of the project... all of this suddenly becomes very difficult... In the end, not even significantly cheaper. You only believe it once you have experienced it yourself.

Months ago, my neighbor gave the painting job to family members. Suddenly, now that the work is supposed to start, the painter is unavailable. But kicking out family is not an option for me.

Of course, the budget didn’t account for this in the financing. A frustrating situation.

One might think, how expensive can some paint and wallpaper be? The truth is, it costs more than you expect. Painting the entire three-story house—one primer coat plus two painted coats, along with ceiling filling—is not a quick job. Especially if, like in this case, you want to move in next month, and the floors were already planned by the builder or developer.
