Hello everyone,

How do you evaluate the floor plan? Suggestions for improvement, ideas... I look forward to constructive feedback.

Many thanks in advance.

Personally, I don’t care whether someone needs 250 m² (2,691 sq ft) or more for showing off or for living. Everyone as they wish and can.

This is about floor plans. And unfortunately, this one is bad.

That’s all I’m concerned with, and as you already said:

I agree with the previous posters: this floor plan has been blown up from a small size without the “extra” square meters actually providing more living comfort or a better living experience.

That’s exactly what makes me regret it. I gladly allow more space for greater living quality, but in this case, I only see empty calories from the increase. And instead of the 170 m² (1,829 sq ft) created by this equivalence in living value, one could actually build 170 m² (1,829 sq ft), which would mean 80 m² (861 sq ft) less effort, where you wouldn’t need a friend’s discount or could keep that money in your pocket.

And for the 170 sqm (1830 sq ft) generated by the living space equivalence, you could actually build 170 sqm (1830 sq ft) of real space—that would save 80 sqm (860 sq ft) of effort, meaning you wouldn’t need the buddy price or you’d keep the money in your pocket.
Now stop it, or this might end up costing €240,000 for 170 sqm (1830 sq ft) of living space including kitchen, garage, flooring, luxury bathroom, and turnkey delivery! :-p

Your budget doesn’t work. Your self-righteous “you’re all idiots, I have good connections” attitude doesn’t work. And maybe the earthworks are available for a bargain? Your plan is a complete pipe dream from start to finish. And quite naive.

Honestly, I also think that two confusions are coming together here: gross versus net, and material price versus total costs.

If I were you, I would visit some model homes to compare the sizes of the rooms. These large areas also need to be maintained, heated, and so on.

For many, a children's room size of 15-18m² (160-195 sq ft) is already sufficient. Your walk-in closet alone is that big. With the area of the bedroom plus the walk-in closet, you could still fit a large bathroom with a sauna.

We built somewhat larger than originally planned and are now at just under 170 m² (1,830 sq ft) instead of the planned 150 m² (1,615 sq ft). We are now at the painting stage, and I currently estimate my total costs at €250,000. This excludes the landscaping, exterior plaster, and new furniture—except for the kitchen, which is included. However, about 60% of the work will have been done by ourselves. Without the DIY effort, the costs would easily have been between 450,000 and 500,000.

In the tidying-up debate, the poor mom already has a tough time; the space is only appreciated in winter, as during outdoor playtime it just gets cluttered up.
