ᐅ Single-family house: layout on the building plot

Hello everyone,

I have two building plots to choose from. Candidate No. 2 was only recently added, while with Candidate No. 1 I already had a clear idea of how to arrange the house, garage (preferably a 9m x 6m (30ft x 20ft) flat roof at the boundary), and rooms.

No. 1 (55/6 in the picture)
House located fairly centrally on the plot (north-south roof)
Garage to the northeast to east in front
Living room southwest
Kitchen southeast
Utility room east
The other rooms are not important at this point.

Now to Candidate No. 2 (55/9 in the picture, which I like better in terms of location); the exact plot is not defined yet, it will only be part of this area.
Regulation from the authority: the house must be placed halfway within the northwestern triangle.
Where should the house and garage be located on the plot? How should the house be oriented?
I actually wanted a south-facing roof to make use of photovoltaics.
The garage must be in the north to avoid shading. But then it would have to be placed behind the house, since the house must be halfway inside the triangle. If I do that, the utility room would end up in the northwest and the kitchen in the southwest. This would swap the orientation of the kitchen and living room. Or can the garage be placed directly on the street, in the northeast? Would parking still be convenient then?

Maybe I have already become too fixed on the other plot and can’t rethink the entire floor plan and layout from scratch.

How would you approach this? I am grateful for any ideas.
I have attached the site plan and a sketch. The sketch is only to visualize the layout. The floor plan is just a rough draft 🙂

How large are the plots? How will 55/9 be accessed or connected to utilities? Which parts will actually belong to the property? Especially if you are fixed on the building area at the top-left of the plan.
What does the satellite image show?

The satellite image shows the building plot and the potential property, as well as the neighboring houses, one of which is displayed in 3D.
Plot 1: 1300 sqm (14,000 sq ft)
Plot 2: not yet determined; between 800 and 1250 sqm (8,600 and 13,400 sq ft), but as mentioned, with a limited building envelope/planning permission area.
For Plot 1, there are no restrictions regarding the orientation and placement of the house.

welcome to our forum.

I don’t quite understand your issue now: great orientation, the plot!
Access from the north or east, garden in the south and/or west...

And only you know the impact of both plots and the costs.
