What changes or errors have we made in the layout of the individual floors?
Is the building cost estimate realistic? (According to the architect, approximately 13% additional incidental construction costs are to be expected.)

Thank you for the quick response. We will probably go with a clear height of 260cm (8 ft 6 in), or whatever the size of the blocks turns out to be.

We have kept the floor plans as they are for now. Since there were so many opinions, we are now unsure how to proceed....

I don’t think it’s bad at all; I would personally change a few things, but that’s a matter of taste (for example, having either the kitchen or the living room as a separate room). I like the utility room next to the kitchen, we’ll do something similar (aka pantry). The multipurpose room on the ground floor is something you can discuss. We’re planning something similar as a guest room/office. To be honest, I don’t think a urinal in the guest toilet is a bad idea either.

Upstairs, I would reduce the size of the bedroom; in my opinion, it’s a bit over the top. You might also consider if 12sqm (130 sq ft) would be enough for the bathroom. I’m not a fan of bathtubs that extend into the room, but again, that’s a matter of taste. However, I would definitely include a second bathroom upstairs. You can easily take space from the bedroom for that, since it doesn’t need to be 8sqm (86 sq ft) for the kids to get ready in the morning. Clothes you no longer store in the wardrobe can also be kept in the basement or attic, to be honest, many items are only needed once or twice a year, but the clutter in the bathroom you deal with every morning.

For the basement, I would plan a separate entrance, with stairs going down. This way you don’t have to carry everything through the house when loading or unloading (thinking about garden tools, for example). Otherwise: a laundry chute from the upper floor to the laundry room is very high on our wish list...

I have two teenage children. They would never use a bathroom that cannot be locked. Since you have planned such a spacious bathroom, I would definitely consider adding a kids’ bathroom upstairs.
