Hello everyone,

My wife and I are planning to become homeowners soon and have had a preliminary floor plan created by our (prospective) prefab home provider based on our first meeting.

We have a specific plot in mind, but the new development area is still being surveyed, and the parcels are being reorganized. Therefore, there is no official site plan yet, only the attached zoning plan excerpt (dashed lines = property boundaries).

We find the floor plan draft interesting at first glance, especially since it doesn’t seem like a standard template from the provider, at least from our perspective. I’ve listed a few points below that I think could be improved – I’m sure you’ll notice more...

What Do You Like Especially? Why?
Ground floor: open living/dining area but no direct line of sight from sofa to kitchen, short route from front door to pantry, separated utility room
Upper floor: separation of children’s and master areas, no “trapped” walk-in closet, roof terrace, “sleeping platform” in children’s room

What Do You Dislike? Why?
Overall: floor plan looks very elongated
Ground floor: entrance vestibule (in my opinion unnecessary), coat storage far from front door (alternative under stairs?), WC possibly too narrow, no direct access from kitchen to terrace (planned at SE/SW corner – around the corner), seating nook in kitchen (planned to be removed/replaced with window seat), distance between kitchen island and wall, narrow passage living/dining area if fireplace and piano (175 x 60 cm) are placed as planned
Upper floor: children’s rooms facing north, bedroom facing south, “space” at roof terrace exit, overall space usage (large hallway 20 sqm plus 10 sqm “leftover” as “sauna room” (sauna for 2 persons should be integrated in bathroom), bathroom rather small and walk-in closet quite narrow)

Price Estimate According to Architect/Planner: $465,000 (excluding land and additional construction costs)

What Do You Think Makes It Especially Good or Bad? – bad: space use upstairs (20 sqm hallway + 10 sqm sauna/leftover space), good: separation of “technical area” on ground floor and children’s/master areas upstairs

What Is the Most Important/Basic Question About the Floor Plan in 130 Characters?
Can this initial draft be developed further, or is it better to start from scratch? If the latter, how to improve (classic rectangle?)?

The fridge is usually around 8°C (46°F), right? It’s not that cold. It’s not supposed to be either, otherwise bananas would turn brown. I’d estimate it’s about 12°C (54°F). But when it’s 0°C (32°F) outside and we throw the window wide open, it definitely gets really cold in there—of course. Our pantry is located at the corner of the house—so it has two exterior walls. *shiver*

I store everything that needs to be kept cool in the refrigerator – for that, I invested in an extra-large fridge.

In my pantry, there is a freezer cabinet (so I could skip the freezer compartment in the fridge, making more space inside), the soda maker, our toaster – plugged in and ready to use (these are the two items I don’t want cluttering the kitchen countertop), pasta, grilling equipment, bike water bottles, a bag of plastic bags, containers for plastic waste, containers for paper recycling, fresh baguettes for spontaneous needs, jams, a huge stockpile of Nutella (my husband is definitely addicted to Nutella), a tray with our breakfast sweets (various honeys and other spreads), canned goods, flours, sugar, various salts, refill spices, potatoes, onions, garlic, pumpkins (currently), long-life milk, a replacement cartridge for the soda maker, cooking wine, and so on. Everything is very practical and within easy reach. When I have the window open, it’s a bit cooler in there than in the rest of the house. However, we don’t have it open at the moment because the bottom part of the pantry door is still missing, which makes the kitchen uncomfortably cold at floor level.

It’s not really intended as a cold room but as a storage room. Beer and wine are kept in the basement or stored in sufficient quantities in the fridge (because it’s really large ). However, the basement is not cool either. I’m already considering whether we could keep the beer in the pantry as well – wine stays downstairs because it shouldn’t be stored in daylight.

Of course, I could have put all of this in cupboards, but honestly: we built my shelves from leftover wood from our ceiling – all we paid for were the fittings (I think that was under €100), I can see everything at a glance, didn’t have to buy a built-in freezer (which is more expensive), and got a freezer on sale (I didn’t care what it looked like) – overall, that was much cheaper than installing three or four tall cabinets.

This is roughly how we have planned it as well (just without the cellar part)... May I ask which refrigerator model you have exactly? After reading your post, I think I might really like it.

And with that, I believe that’s all to say on the pantry topic for now.

I can’t find the Miele model number right now. It has three BioFresh drawers at the bottom and individually lit compartments. It’s called DynaCool, but there are probably several models with this feature. The door height is 181 cm (71 inches).
