Good evening everyone,
and many thanks in advance for all the valuable information that has already helped us a lot!
After many years (how time flies) of following this forum and some setbacks regarding land allocation and the market situation, we are now happy to have purchased a plot that will serve as the foundation for our happiness as a couple (at least for now).
We would like to present our project to you.
After finding a suitable architect who is working with us on a hybrid construction (ground floor in reinforced concrete / upper floor in solid wood or timber frame) following the Vorarlberg school approach, we have spent many months planning to create a house concept tailored entirely to our needs.
We are currently working on the building permit / planning permission documentation.
With this post, we want to share our project with you and perhaps offer some guidance to anyone planning something similar.
Regarding equipment and the final technical setup, we are quite conservative. So, KNX and other smart home systems are not under consideration.
Here are some key details:
Plot size approximately 760m2 (8,180 sq ft); partly in a flood zone
Region: Rems-Murr district
Living area: about 177m2 (1,905 sq ft) plus 50m2 (540 sq ft) additional space
Heating will be provided by district heating; photovoltaic system is still under review
Pure construction costs so far: €630,000 (net)

Overall, I like the design; it visually suits my taste perfectly!
However, I find the bedroom much too large. Are you planning to use it for something other than sleeping? I would initially allocate the room to the child; meaning, the child’s room should be big enough to comfortably fit a double bed – 15m² (161ft²) should be sufficient for that. Once the child moves out, you can of course enjoy the stylish room – although even then, it’s still mainly used for sleeping. I would personally consider other uses (studio, library, etc.). But the child also uses the room during the day, whereas a bedroom is usually empty at that time. It seems a waste of a nice space…
Swap the pantry and guest toilet. This would shorten the route from the living area to the utility zone, and guests wouldn’t have to walk all the way to the front door. You might want to consider implementing this change.

Maybe you can still make that change.Thanks for your interest 🙂 The bedroom is a bit larger because we plan to include a cross-access wardrobe area in the entrance. My wife works shifts, so we’re trying to separate the spaces accordingly.The utility room has been moved to the center because it’s easier from a plumbing perspective. Here, cost-effectiveness outweighed other factors.
In the end, the detailed planning is done and the situation is fixed (the child is already involved in the process).

80x80cm (31.5x31.5 inches) (guest toilet floor) €50 per m²

€216 net per m² (as above)
