Industrial style, no basement, preferably a partially open roof structure above the children’s rooms and staircase (still needs adjustment), staircase should not be visible from the front door, open and high rooms, efficient use of space, children’s rooms should not be too large (a matter of preference)

Number of occupants: 4–5
Home office mandatory
Open architecture
Open kitchen with island

What do you particularly like?
The existing layout, storage space under the stairs, three possible children’s rooms, bay window in the living room, exposed steel beams in the kitchen and living room, textured clinker brick facade, overall style of the house

What do you not like?
So far, there is no natural light in the stairwell, which is why there is a desire for a partially open roof structure

Preferred heating system:
Geothermal

Why is the design as it is now?
The architect has fully followed our specifications and wishes

What is the most important/fundamental question about the floor plan?

Would a partially open roof structure be possible? Do you have any experience with this? Do you have alternatives to Wittmunder torfbruch clinker? If yes, where did you get yours?

That’s a pity. I actually find the unused space important. It would be a good opportunity to frame the area with climbing roses or shrubs.

Yes, such a gable is really impressive! But I wouldn’t exactly consider it a cheap option...
Velux offers daylight spots – maybe a more affordable alternative?! (without knowing the cost of something like that...)
Brick cladding isn’t really my favorite either, but I really like the house!
Anything that’s not an urban villa is always VERY much to my liking!

The Velux windows or roof lanterns are also an option, but my wife is currently set on making the space more open. Of course, this is mostly a matter of budget. Once we have the numbers on the table, we will make a decision.

Thank you for helping to convince even those of us who are against brick facades to appreciate brick a little more.

Hello everyone,
Thanks to some of your tips, this is now our final design. The sketch shows an option for the attic, so we get both storage space and an area for the children. A light well is also planned; of course, the windows can only be cleaned with a tall ladder, but that should be manageable. For the brick facade, we have chosen Deppe DF 1622ek.
Our architect estimated the whole project at KFW55 standard to cost around 340,000€ (about 340,000 USD). I’m curious to see what the final price will be.

So, thanks again, and I will surely ask some more questions here or report back if there is interest.

Is there a sliding door in the bedroom running in front of the wall? If so, I would definitely recommend installing it inside the wall. Otherwise, you won’t be able to hang a picture, mount a TV, or even place a small shelf there.
