ᐅ Single-family house, 160 m² with basement, on a 500 m² plot of land

Hi,

We have a 500m2 (5400 sq ft) plot where we would like to build.

We have now received the initial plans from our preferred construction company.

We need a basement because my wife and I both work from home, and we have three children who should each have their own room.

The attic is not really a good option due to the small dormer window and a building height limit of 9 meters (30 ft). The basement is quite expensive because of the clay soil, but in the end, we decided in favor of the basement, and the first financing simulations fit approximately a $680,000 build cost including additional construction expenses. The land is not included, of course.

I think the plans are already quite good, but I don’t have much expertise. A master bathroom was our request. The guest bathroom on the ground floor is there because we often have guests staying with us.

In my opinion, the pantry can be left out.

I planned the upstairs hallway once larger and once smaller to allow for a bigger children’s bathroom.

I miss the external staircase to the basement. If the stairs were on the right side, it would allow for "normal" windows in the basement offices. I have pointed this out. Also, the street runs roughly along the house from left to right and drops about one meter (3 ft).

I’m not sure about the layout of the "fitness" room; I think it might be structurally necessary. I want to bother the architect only once we are 100% sure we are going with this construction company.

What I generally don't like right now is that generic feel when looking at it, but the house is simply a standard two-story with a 30° pitched roof.

I would really like to know from your experience whether this covered terrace is a good idea or not.

To be honest, I’d rather not share a wall with a child’s bedroom.

We have a really beautiful view on that side. We bathe a lot and enjoy it, so I imagine it would be great to have that view from the bathtub.

We use the bedroom for sleeping and when we’re sick, so the view is nice there too, but I think it’s better in the bathroom.

Upper floor floor plan with sleeping area, walk-in closet, bathroom, shower, hallway, and three children’s bedrooms.

Yes, it’s true. I have never been in a house and thought, “This is such a beautiful bedroom, I want to sign up for welfare and stay in bed for five years.”

I don’t see a guest bathroom or toilet in the basement for visitors and the office; I would find that inconvenient.

The ground floor has nice rooms, but somehow the staircase feels like it’s in the way; this makes the kitchen cramped and results in two entrance doors, one of which opens directly in front of the sofa. Also, the passage from the dining to the living area past the fireplace feels narrow.

On the upper floor: a bathroom for the children is often standard nowadays, and I like the idea, even though we didn’t have one. However, I think three sinks are really excessive. A standard sink, maybe about 80cm (31 inches) wide with counters on both sides, would be better and more than enough. As it is, it feels a bit like a hostel. If it’s meant as a gimmick, that’s fine, but I don’t see the practical benefit. Each child having their own sink and all brushing their teeth at the same time… reality is probably different, right? I would rather invest differently or include a smaller bathtub in the children’s bathroom instead.

I’m not fully happy with the ground floor either, which is why I’m considering a staircase with a landing on the garage side. The passage by the fireplace is 1.30m (4 ft 3 in) wide, and since the fireplace isn’t going up all the way to the ceiling, I find it acceptable as is.

The kitchen is about 3.80m (12 ft 6 in) raw measurement. It’s not small, but the door is awkwardly placed there. Moving the staircase in the hallway to the left would ruin the storage room access to the garage. It’s like an unsolvable Sudoku puzzle.

I have to admit, the three sinks are something we find funny. Everyone gets their own 60cm (24 inches) base cabinet and 60cm (24 inches) mirror cabinet, so you can clearly see who keeps their stuff clean. My wife has a lot of siblings and is a bit… scarred by that experience.
