Hello everyone!

I previously reached out to you about our floor plan.
We received some great suggestions from you, which we have now incorporated.
We have enlarged the utility room and reduced the size of the office, which was too big. We also changed the staircase so it is no longer located within the muddy area.
In addition, we moved the children's room door on the upper floor far enough away from the stairs to prevent the risk of falling.
Now regarding the floor plan:
On the plan, north is at the bottom.
The large patio door is on the south side, in the kitchen. There is also a small door in the living room on the west side. We are still considering adding a small door in the office.
All windows in the children's rooms are floor-to-ceiling to allow plenty of natural light.

The door to the garage remains our biggest challenge. We would love to have dry access from the garage into the house, but unfortunately, that would cost us a lot of space.
Placing the entrance on the east side does not seem practical, as that would require relocating the stairs and modifying the upper floor.
It would be helpful to hear from homeowners about whether a direct connection to the garage is truly convenient and if you would be willing to sacrifice so much storage area in the utility room for it.

In our case, yes. The house is only allowed to be 3 meters (10 feet) from the street, but the garage must be at least 5 meters (16 feet) from the property line so there is space for a parking spot in front of the garage. This rule is meant to prevent people from using their garages as storage or basements and then parking their cars on the street instead.

@Manu: that's exactly right
Hm... The issue with the entrance and the utility room on the upper floor could possibly be changed by using a different staircase. If it were a quarter-turn staircase, the bathroom could be made a bit narrower (towards the hallway), and a room could be added to the north next to the stairs.
I will check again with our staircase manufacturer.

Hi,

I am interested in whether and how things are progressing here. I am currently working with my builder on the final floor plan, and it could end up having a layout very similar to this.

with such a statement, you obviously have no basis for a suggestion for improvement.

So, as a new member, @abertram, you see that a house design is always connected to the plot, so general answers and transferring ideas from outside to inside are difficult to do.
I do hope your builder takes the plot into account?

I believe he does. However, he also received certain specifications from us. I’d rather explain that in a separate thread. We don’t want to hijack this one. I’m planning to open one soon.

It may no longer be of interest, but: Our (purchased and not self-designed) house has a very similar floor plan. The upper floor is completely identical; the walk-in closet in your plan is our work area. The ground floor is mirrored, and since we have a basement, your utility room corresponds to our office, and your office corresponds to our kitchen (open to the living room with French doors). I find our floor plan almost perfect for four people. Only the hallway is too narrow for my taste. It’s difficult for two families to greet or say goodbye without crowding. Also, shoes should be stored near the door; otherwise, dirt will be tracked far into the ground floor. The living room spans the entire width of the house with south-facing windows, which is great. The clear layout of the upper floor is simple, timeless, and functional. I also think the bathroom is not too large. We are happy with it. Aside from the fact that I would never build without a basement, I find your design very practical for everyday living and appealing.
