First Rough Draft

We want to start planning our new house next year.
We have put a lot of thought into the design to achieve a layout that works well for us.
The main living area will be on the upper floor with 150sqm (1,615 sq ft), while the ground floor will only have guest rooms / office.
The technical equipment will also be located on the upper floor.

Plot size about 9000m² (2.2 acres)
Kitchen/living room/bedroom face south.

What we don’t like yet is the kitchen and the fact that when you enter the living room, you directly face the TV wall, even though everything will be recessed into the wall.

Development Plan / Restrictions
The property is in an outer zone, so everything requires special permission.

Client Requirements

Basement, floors lower ground floor (upper floor partly finished), no basement
Number of people, age 2, 40 years

House Design
Who created the plan: still ourselves
-Planner from construction company
-Architect
-Do-it-Yourself as much as possible (we set construction time to three years)
What do you like most? Why?
What don’t you like? Why?
Price estimate according to architect/planner:
Personal price limit for the house, including fittings:
Preferred heating technology: heat pump

Why did the design turn out like this?
Because this is how we currently imagine it

As mentioned, this is only a very first draft.

Subwoofer placed at the front, the kitchen island at least 1.20 meters (4 feet) deep.

How much space is available for the table in the kitchen?

Why not install the sound system up high?

Definitely no bathtub?
Where will hand-washed clothes go?

Subwoofer placed at the front,
Basically, you can't really say that it is better positioned there, whether at the front or somewhere else. This needs to be planned carefully. A subwoofer is not the same as a "regular" speaker.

What do I gain from that? I end up with less space, and a bigger island doesn’t bring me any advantage. Or is it just for the look?

That may be true that the subwoofer can basically be placed anywhere, but in your case, it is squeezed between the wall and the couch, which can cause issues like booming sound.
Unfortunately, I have the same setup and would do it differently if possible, but it just wasn’t an option for us.
Regarding the kitchen: visually, it looks more like a wallpapering table if the length-to-width ratio is so extremely distorted.
But as long as you plan without walls, none of it really makes sense anyway.

I don’t quite understand, it’s specified, right? Around 1.2m (4 feet), or what do you mean?

Where exactly do you mean by “up top,” in the ceiling?
haydee schrieb:

No, we had one before but never used it, prefer a large shower instead.

I’m not sure since we don’t have one (I’d have to ask my wife), but if needed, there’s also a utility room in the garage.

And that can cause problems in the form of droning.
Yes, you’re right about that. But the finishing touches will come once everything else is settled. We’re still considering whether to add a gallery in the living room. Then it will definitely get tight with the speakers.

I don’t see how walls would change anything. The interior space remains the same. Only the exterior dimensions change, and I don’t have any requirements there.

Hmm, I’ll have to think about that. But it is still 1m (3 feet) deep instead of 1.2m (4 feet). So, 3 times 1m (3 feet).

Thanks, everyone!

I opened the floor plan without measurements by mistake.

I meant the installation in the attic. You have the gallery there, right? As long as the staircase doesn’t interfere with enjoying good music.

I have quite a bit of hand laundry. The dryer is also emptied and cleaned at the sink. For me, the way you plan it would be a temporary solution.
