First Rough Draft

We want to start planning our new house next year.
We have put a lot of thought into the design to achieve a layout that works well for us.
The main living area will be on the upper floor with 150sqm (1,615 sq ft), while the ground floor will only have guest rooms / office.
The technical equipment will also be located on the upper floor.

Plot size about 9000m² (2.2 acres)
Kitchen/living room/bedroom face south.

What we don’t like yet is the kitchen and the fact that when you enter the living room, you directly face the TV wall, even though everything will be recessed into the wall.

Development Plan / Restrictions
The property is in an outer zone, so everything requires special permission.

Client Requirements
Style, roof shape, building type see example (finish moved forward and with brick facade)
Basement, floors lower ground floor (upper floor partly finished), no basement
Number of people, age 2, 40 years
Space needed on ground floor, upper floor 150sqm (1,615 sq ft), 15sqm (160 sq ft)
Office: family use or home office?
Guests per year 0 – there are hotels
Open or closed architecture closed
Conservative or modern style somewhere in between
Open kitchen, cooking island No
Number of dining seats 6
Fireplace possibly gas under the stairs
Music/stereo wall living room
Balcony, roof terrace No
Garage, carport Yes, but not planned yet
Utility garden, greenhouse No

House Design
Who created the plan: still ourselves
-Planner from construction company
-Architect
-Do-it-Yourself as much as possible (we set construction time to three years)
What do you like most? Why?
What don’t you like? Why?
Price estimate according to architect/planner:
Personal price limit for the house, including fittings:
Preferred heating technology: heat pump

Why did the design turn out like this?
Because this is how we currently imagine it

As mentioned, this is only a very first draft.

Floor plan of a room with tables, furniture, doors, walls and colored markings (circles).

Top view of a floor plan: rooms, walls, doors and red zones with furniture.

New house under construction: white and gray facade, roof, windows, construction materials

Regarding the design/basic concept

??? If you have the space, wouldn’t you usually host friends overnight? Or are you planning an open-plan office? Do you have employees coming in daily?
Why design an attic conversion, that is, a standard single-family house, if you actually don’t have the need or a family, meaning children, to reserve rooms for? Are there any hobbies?

Hmm... without children, I wouldn’t standardize on a single-family house. They aren’t really optimal for couples. With the bay window, you’re ending up with about 260m² (2800 sq ft)...

Your current house feels much more creative, open, and practical.

So for me, Word is just for the first draft.
You can quickly and easily create something like that without having to focus too much.
That’s why I’m asking what software you use for drawing or planning.

No.

No.

No.

The attic conversion is because we like it, and in front of the window wall upstairs we will place two loungers so I can enjoy views of the countryside for kilometers (miles).

Basically, it’s true—you could just build a bungalow, but we don’t like them.
Also, I want the roof slope to be high enough to optimally install photovoltaic panels.
Even on a bungalow, we would have a concrete ceiling slab, so the costs for such a roof are not significantly higher.

Any hobbies?

Many, but none in the house.

It will be 300 sqm (3230 sq ft). But not all living or usable space. I don’t really feel like we planned it around children. But yes, upstairs there might be one or two children’s bedrooms.

We planned that ourselves too (yes, with Word).
I would never do it that way again, here’s why:

It’s stylish
It’s modern
It’s great
I’ll miss it

But:

It has no children’s bedrooms, which makes it harder to sell (I know what I’m talking about).
The open plan has only drawbacks; when my wife has visitors, I can hear everything in the gallery upstairs and vice versa (that’s annoying).
Due to the open layout and modern style, you have acoustic problems.
It needs repainting; I need scaffolding because of 8 m (26 ft) ceiling height.

I could go on.

But yes, it is beautiful.

Then I still don’t quite understand your upper floor. I was sure you had planned an open space there. Do you also have a floor plan for the upper floor?

And if I may ask a personal question: are you building new because you no longer like the old one? Acoustics can be managed, and with your budget, I would just have it painted. What is especially important to you in the new build? In the questionnaire, you write that the reason it turned out this way is simply because you wanted it like that, but not why. That makes it difficult to give advice.

Now I know what you mean.
The red/pink area is the living space. Upstairs at the top of the stairs, I’m standing in the room to be finished.

PS The rooms will of course all have doors, where the openings are planned.

Take a look at the design by @pagoni2020. It’s not that the houses are extremely similar, but they both are for 2 people and have a view. I would plan the upper floor more. A large open living area, similar to @hampshire.
Somehow, it feels like a house for 4 people with a few walls omitted.

We also placed the Christmas tree in the floor plan.
