Hello,

Today we received a quote for our shell construction (you can find more information here: https://www.hausbau-forum.de/threads/grundriss-familienhaus-in-randlage-mit-freien-sicht.39405/).

The quote comes from a local, highly respected construction company that has been in the building business for three generations.

The main items include:
site setup,
all earthworks,
slab foundation (+12cm XPS (5 inches)),
masonry: filled Poroton MZ70 36.5cm (14.4 inches),
interior walls + garage: hollow brick.

Total price: approx. 170,000 (roof structure is not included).

Is this a fair offer?

This is somewhat like comparing apples and oranges, but a very rough comparison nonetheless.
A house built with calcium silicate bricks and a garage made of aerated concrete.
The house has a solid intermediate floor, and the garage has a solid ceiling/floor. 170 sqm (1830 sq ft) for the house and 80 sqm (860 sq ft) for the garage.
Without foundation work, including piping under the floor slabs. About €140,000.
Earthworks would have cost around €15,000 if not already included in the base excavation.

It’s difficult to assess from a distance. Based on my experience with our construction project, I would have estimated a net cost between 120,000-150,000 (currency not specified).

It also somewhat depends on your gut feeling—whether you think everything is already included, a good impression is given, and there won’t be endless additional costs later on. So don’t just focus on the numbers, but consider the overall picture.

You can best compare numbers by checking individual items against the architect’s estimate or other quotes. That can give you a clearer idea.
