At the beginning of the year, we purchased a semi-detached plot, with the other half still unsold at the time. Despite the uncertainty, we decided to proceed with the planning. Over the past few months, we have found a builder, had the architectural plans drawn up, and submitted the building permit (planning permission) application. Meanwhile, the second plot has been sold, and we have been in contact with the neighbors.
We are currently planning a solid concrete house with 36.5cm (14 inches) aerated concrete blocks (Ytong), and as the partition wall to the other half, a 17.5cm (7 inch) sand-lime brick masonry wall.
The neighbors plan to build a timber frame house (Massa Haus). I don’t have any further details at the moment.
I have already discussed this with our builder, who (of course) doesn’t really have experience with timber frame construction.
We would like to try to optimize sound insulation as well as possible.
Does anyone have experience with this issue and can provide advice on what we should do or consider?
Does anyone know how the wall structure of Massa Haus semi-detached houses looks?
PS: I know uniform materials would be much better, but unfortunately that is not possible.
Thank you.

Xella offers not only aerated concrete (Ytong and Hebel) but also sand-lime brick (Silka), so I see the processing guidelines as basically consolidated at the highest level, minimizing issues related to mixed construction methods. Regarding a fire-rated wall, I assume a thickness of 24cm (9.5 inches) instead of 17.5cm (7 inches). I hope you don’t have a cellar-related situation with your neighbor like @goalkeeper.
You could look that up, but it’s only of limited relevance here. In https://www.hausbau-forum.de/threads/laermprobleme-neubau-doppelhaushaelfte-baumaengel-beim-schallschutz.35659/ and https://www.hausbau-forum.de/threads/maengelbeseitigung-und-schallbruecken.36571/ you will find what I consider the more critical issues regarding this.
