Where do you think we might face problems later on the ground floor?

Owners’ requirements
Large open living and dining area, as we spend most of our time there. We are a family with 2 children.
Style, roof type, building type: modern, gable roof
Basement, floors: no basement, two full floors
Attic will be converted into a studio.
Number of people, ages: 2 adults, 2 children, 37, 6, 1 year
Open or closed architecture: rather open
Conservative or modern construction: modern

With two children, I would seriously reconsider such floor plans. On paper, it looks okay, but in practice, for family life, it can be quite inconvenient. Personally, I wouldn’t want this layout for family living, but as a childless couple, it mostly looks good to me.
Ground Floor
- The couch/lounge area is completely open to everyone.. everyone passes through it: the children with their future partners, friends, on their way to the kitchen… as a relaxation area, this would be a no-go for me.
- I would also prefer to position the kitchen near the terrace, as I find that incredibly practical.
--> There is a reason why centrally positioned straight staircases like this are rarely designed.
Upper Floor
- Remove the guest room, otherwise the children’s rooms are really small; 13 sqm (13 sqm without sloped ceilings is really tiny); here again the typical comparison… you as parents have about 19 sqm (about 205 sq ft) for a room where you only sleep, while the children have 13 sqm (about 140 sq ft) for a room where they will spend a lot of time.
- If there is no kids’ bathroom (and I prefer a variant without a kids’ bathroom as well), I would always want a second shower on the ground floor. Otherwise, there will likely be a logistical problem when the children get older.
- Walk-in closet: I’m not a fan of walk-in closets that are completely enclosed, because when the light is turned on there, everyone wakes up. A much better option is a walk-in closet positioned in front of the bedroom.

I like the design overall.

I would also have the walk-in closet accessible from the hallway. I prefer a shared bathroom as well. I would remove the guest room to create two nice children’s bedrooms.
Ground floor:
The ground floor is boldly open. With two children, that might be questionable. A chill-out area for quiet and relaxation won’t really work this way. The access to the utility/technical room is also a bit unusual.
Maybe it’s better to consider swapping the kitchen and living room. That way, the chill-out area could be more peaceful, and the kitchen would be directly connected to the utility room and the terrace.
It’s also possible to remove only the staircase from the living room. However, you would lose some sense of spaciousness:
It’s a pity that the outer development on the ground floor basically turns it into a mid-terrace house. But since the neighbor has also built close with outbuildings, the 3-meter (10 feet) setback wouldn’t make much difference. Apart from that, without a basement, you definitely need space for storage. I’m just surprised this is allowed.
