What do you think of our floor plan? As laypeople, we need your help.
Where do you think we might face problems later on the ground floor?

Number of floors: two full floors
Roof type: gable roof, 28 degrees
House height 10m (33 ft)
Style: modern

Owners’ requirements
Large open living and dining area, as we spend most of our time there. We are a family with 2 children.

Basement, floors: no basement, two full floors
Attic will be converted into a studio.
Number of people, ages: 2 adults, 2 children, 37, 6, 1 year

Open or closed architecture: rather open
Conservative or modern construction: modern

Number of dining seats: 6–8
Fireplace: yes
Music / stereo wall: no
Balcony, roof terrace: no balcony
Garage, carport: garage

We really like the floor plan.

What do you not like? Why?
Kitchen is far from the terrace.

Price estimate according to architect / planner:

Personal price limit for the house, including equipment: 350,000€

If you had to give up some details / extensions,
- which ones can you not do without?

There are many in the forum who recommend planning the upper floor first and then the ground floor, so that both match each other.

I like open layouts, but when cooking you end up looking straight down the hallway, then right next to that the staircase, plus a door from the living room to the utility room—this goes a bit too far.
While the dining area could work well, in the living room, where you’d want some peace and quiet, you’re caught in an active zone with mail carriers, teenagers with guests, the dishwasher, and outside movement all mingling in a very unpleasant flow.
There’s no privacy anywhere. What about a soccer night or girls’ talk? Where should that take place? Do all the other family members have to join in?
