Cost estimate by architect/designer: approx. 400,000

Hello dear forum,

We are sharing our own design for the planned building project and would be grateful for some honest feedback. Overall, we are very satisfied with it, but as is often the case, it’s hard to see “the forest for the trees.”

The basement floor will be fully exposed at the front, allowing level entry into the house and access through the garage. On the other three sides, the basement will be mostly embedded in the earth, so we would like to add a large terrace on the south side later.

Best regards!

Unfortunately, it is not clear how the staircase is supposed to be laid out exactly. However, I have also measured example staircases with landings:

And I don’t see that in your design.

Unfortunately, the software I used for the design didn’t have a suitable staircase option to draw, so I only included the "stairwell opening." Based on the dimensions, the staircase should roughly fit with a tread width of 90-95 cm (35-37 inches). These details haven’t been finalized yet, and the walls could still be moved a few centimeters (inches). However, the staircase should remain in this location. The bottom step is basically opposite the door in the basement.

Best regards

I am still looking for the entrance... 🙁

The entrance is on the left side.

The layout already fails at the hallway. It is clearly too long and also too narrow. It's barely possible to pass each other there. I would instantly feel claustrophobic.

There won’t be any space for a wardrobe in the "entrance area" either.

Edit:
Sorry, just noticed that access is through the basement.

I had already feared that the entrance was supposed to be on the left, but I couldn't really believe it.
Have fun redesigning...

Actually, it’s possible. For example, try placing the entrance in the middle of the long side, then put the living and dining areas on one side and the sleeping area on the other.
