Dear Building Forum,

We have been ranked 19th in the points system (out of more than 40 building plots total).
In two weeks, we have the appointment where we can choose our building plot (from those available at that time).
The community's letter advises that we should pre-select 19 potential building plots, so that in the worst case, we still receive one of them.

Unfortunately, we find it very difficult to identify good or less optimal locations on the site plan.
Also, the slope of up to 1.5m (5 feet) depending on the plot (if I understand it correctly) makes it hard for us to imagine its impact on the future house.

I have created two conceptual categories:
N/E Development = Plots 16–18 + 25–27 + 31 + 38 + 45
S/W Terrace possible without N/E Development = Plots 8–9 + 11–13 + 15

Plot size of about 550 sqm (6,000 sq ft) would be our preference.

Which plots would you favor and what are the respective pros and cons?

I look forward to your feedback.

Best regards,
Limbrandi

Thanks for all the advice. We find it difficult to spend around 100sqm (1076 sq ft) for 30k on land that "must" be planted with shrubs and trees. Ultimately, we lose 100sqm (1076 sq ft) of usable space which, depending on the house size, would have been a great play area for our two children.

Our thoughts are on the corner plots 8, 12, 17, and 20.
Plots 8 and 17 would be 20,000€ cheaper due to ED. The question here is whether the smaller and less expensive plots make sense with a basement and consequently smaller living areas on the ground and upper floors.
Plot 20 naturally has more sealed surfaces because of the south-facing driveway but is the largest.

A quick calculation:
(455sqm (4,897 sq ft) * 290€/sqm) + (140sqm (1,507 sq ft) * 3,000€/sqm) + (100,000€ basement including waterproof shell) = 652k
(600sqm (6,458 sq ft) * 310€/sqm) + (165sqm (1,776 sq ft) * 3,000€/sqm) = 681k

Am I in the right range with the 100k for the basement?

We decided on plot 4.
We were sure that this beautiful plot, with the fewest compromises for us, would be taken quickly, but we could hardly believe it. At 658 m² (7,082 sq ft), it is larger than originally planned, but it offers us the most due to its location and orientation. To the right is a horse pasture, and nothing else will be built there.
