Hello,

What is the proper procedure when a house is to be demolished and a new one built on the same site? My question concerns the utility connections such as electricity, water, sewage, and telecommunications.

These connections should be reused for the new building, but I am unsure how to proceed to avoid damaging them during the demolition.

The house being demolished has a basement, but the new building is planned without a basement.

I look forward to helpful responses.

Best regards

So, I checked again: the basement will only be demolished and backfilled up to 1 m (3 feet) below ground level... the rest will remain in place...

It was the same with the water for us. We searched with maps, my mother, the water manager, and a few older gentlemen from the village.
In our case, they actually had to dig.

The construction company requires the handover points, and the demolition is done by another company...

This is one of the reasons why we have everything done by the same company.

I don’t see anything attached. My question was aimed at understanding what advantage a deep demolition would have or whether the basement is causing problems: even if it is too small, incorrectly positioned, or too high, deep demolition is not always the most practical solution.

How would you approach it?
We only have a small partial basement, which definitely should not be integrated into the new building because some of the walls are damp. However, the construction company said that if part of the basement were left in place, the floor would have to be broken up to prevent water accumulation. At that point, it would be better and easier to demolish the basement completely. Our basement is not entirely under the new house but offset by about 2 m (6.5 feet) in one direction.

It might not be that bad after all. Some of the old walls are still standing here. Under the kitchen are the sandstone blocks from the manure pit, and near the driveway there's still half of the potato cellar.

Usually, the demolition company takes care of the utility connections. Or did we buy an all-inclusive package for that?

Yes, apparently you did. We have to handle it ourselves.

The old soakaway pit on our property was filled in, but the construction road ran over it, and now the driveway is above it.
