Hello everyone,

We have purchased a very affordable, already serviced plot of land. Now we are looking for a building contractor.

Our budget is quite limited at €230,000. We are considering a single-family house of around 110m² (1,184 sq ft).

Do you have any experience with contractors who build turnkey or technically completed homes within this price range? Or would you recommend saving for another 1-2 years to make the dream possible?

With or without a basement? Desired features? Budget for the house alone, or should the additional construction costs be included? Personal contribution?

The plot is quite small, so it might work with a lot of self-construction and without any landscaping, as long as you have very basic requirements. However, it will never be a turnkey project (if by that you mean you can just move in).

My father-in-law installed windows for Helma for many years. They apparently once offered a shell house for 100,000 EUR. I don’t know if that is still available.

By the way: they are only called developers if you also buy the land from them. Otherwise, it’s a general contractor (GC) or main contractor.

We currently live in a 110 m2 (1,184 sq ft) rental and are managing very well.
We would cover the additional construction costs (building permit fees, utility connections, etc.) from our own funds.
It is important for us that the house is delivered with all technical installations completed. We could handle the rest of the interior finishing ourselves.
Our plot is located in the postal code area 06712.

Are you planning to have children? If so, maybe even two? Then 110m² (1,184 sq ft) will already be quite tight... Just as a side note.
Personally, I would rather save longer, not build at all, or take out a larger loan instead of building "only" 110m² (1,184 sq ft).

For two people? No problem! We currently manage well in an 80m² (860 sq ft) rental.

Also, keep in mind: your 110m² (1,184 sq ft) might include a basement or similar space, which you won’t have in a single-family home.
And: you will need a separate utility/technical room of about 10m² (108 sq ft), so that already takes up one room you would have in the rental apartment!

And: in your rental, you probably live on one level. If you want to build a two-story house, 110m² (1,184 sq ft) means very small rooms...

Finally, some normal people! It’s not uncommon here that with a small budget, the house still has to be at least like Neuschwanstein (reworked into a luxury villa). 🙂

Or painter-ready. There are both various budget options and shell homes in that category. If an extra 3 m2 (32 sq ft) is possible, the Flair113 from Town & Country could be worth considering.

First of all, what’s more interesting is: is it within an area covered by a development plan (building permit / planning permission), and what is allowed to be built there?
