Dear Sir or Madam,

I would like to ask for your advice before it gets too hot. We have built a solid masonry house. At the handover—before the external plaster was applied—we hired a building inspector. He identified some defects, and we signed a report with the construction company listing these issues. The construction company assured us that they would take care of the necessary repairs.

The main problems are faulty waterproofing beneath the main entrance door, the patio door, and defective sealing on the walkable flat roof above the garage, which is intended to serve as a large balcony. Since then, nothing has been done to address these defects, despite our repeated reminders, and the external plastering is scheduled to begin this week (once plastered, the defects can no longer be repaired, as they will be concealed beneath the plaster facade). How should we proceed now?

Thank you very much for your comments.

You need to stop the exterior plastering until it is completed. You now have to become formal: send a registered letter with return receipt and withhold payment.
