ᐅ Screed vs. Fast-Drying Screed

Hello everyone,

We are now approaching the screed phase and I wanted to ask for your opinions. The screed is scheduled to be poured at the beginning of December, and there are two options. In both cases, the air-to-water heat pump will be used for heating.

Option 1: Standard screed, ready for covering after about 4 weeks. No extra costs but a longer heating phase. Is this better because it allows more drying time?

Option 2: Fast-drying screed (chemical). Ready for covering after about 2 weeks, additional costs of $1000–2000. I could use the Christmas period for the painting work. In the new year, tiling will be done immediately, which means I could only do that after handover, resulting in a later move-in.

Does anyone have experience with fast-drying screeds? I couldn’t find any health concerns about them. Are there other advantages?

Ok, thanks for the information. How does the electricity situation actually work? We will soon get the meter, but do I need to take out a new electricity tariff now? Can I double my current one and also use it for the house? My current contract is at 32 cents, and a new contract is at 80 cents. That already makes a significant difference when heating the screed 🙁

That probably makes sense. So far, do you have a construction power contract?

You need to ask your utility provider – but I don’t think that will be possible. Contracts are usually linked to specific points of consumption.

Where are there such expensive contracts in Germany? You should be able to find something around 0.40 EUR.

You can change your energy supplier now; then you will keep your current contract in the house (provided the supplier generally offers electricity at the construction site), and at your place of residence, you will be switched to the default supply. This might be cheaper than applying for a new contract.

Thank you all. The construction power supply is provided through the builder, and the contract specifies that the responsibility for heating the screed lies with the homeowner. I will contact our utility provider to ask about the available options.

The general contractor also takes care of the temporary construction power supply for me, except during the screed phase. However, we arrange utility connections only after that. We then charge for the electricity used during the screed work. You should talk to your general contractor.
