ᐅ Screed too low. Are there standards or regulations for this?

Hello,

I am currently having a disagreement with my screed installer. I have installed vinyl flooring throughout my entire house. Now I have noticed that the door threshold at the main entrance is much too high, as well as those at the patio doors. Additionally, the interior doors are supposed to be installed now, but they do not fit. The trims do not cover the lintel above the doors. The screed installer is saying that he assumed tiles would be laid in the house, and that’s why he kept the screed level so low. Are there any standards or regulations regarding this? Thanks

It probably means that the door frames have dropped due to the unexpectedly low floor level and now no longer cover the lintel at the top. However, this kind of “barely fitting” installation should not have been planned. It is also standard practice to note that measurements must be verified on site.

Yes, that's exactly how it is... due to the low floor height, the cover panels do not conceal the lintel... the building inspector was supposedly there to take measurements. But that actually wouldn’t be possible...

I think your argument is weak because you probably agreed to the screed thickness—possibly even indirectly. Isn’t it possible to underlay the vinyl flooring so that it matches the height of the tiles?

Furthermore, tiles were never mentioned in the contract. I removed the floor covering work and painting work. I just measured it. There is almost a 5cm (2 inches) gap from the floor (meaning vinyl) to the top edge of the door threshold. If my vinyl is 6mm (0.24 inches) thick and a standard tile is 8mm (0.31 inches) thick, that doesn’t explain the difference.

Definitely not. There must be sections showing the individual construction thicknesses. Maybe something went wrong with the height reference from the top edge of the finished floor? Are there measuring points or a marking for the top edge of the finished floor in the house? There should be, actually...

Another possibility: the doors are too small or the lintels are set too high...

Could they have possibly missed a layer of styrofoam? Can you check this at the stairwell (to the basement) or somewhere else?
