Hello everyone,

Finally, my floor plans are ready. Only our basement living area is missing, but I still need some information from the architect. The plan includes a laundry room, the heating room, a storage room, an office, and a large hobby room with a bathroom and a small kitchenette.

Attached is the site plan. It was provided by our architect and has been approved by the building authority regarding setback distances and parking spaces. I only added privacy fences and a garden shed. The positions are based on local neighborhood regulations. To the north, there is a garden plot (not buildable), to the east another new building is being constructed, to the south is the street (30 km/h (18.6 mph) zone) and across from it a house with a garden. To the west, directly adjacent to our property, there is a driveway and a garage, with another house next to it.

I’m trying to provide as much information as possible:
Development plan / restrictions

Plot size: 412.5 sqm (4,440 sq ft)
Slope: no
Site coverage ratio: 0.25
Floor area ratio: 0.50
Number of parking spaces: 2 free parking spaces
Number of stories: 2 floors (attic counts as 2nd floor due to knee wall) + basement living area
Roof type: gable roof, 25 degrees, knee wall 160 cm (63 inches)
Client requirements
Number of people: 2 adults (eventually + 2 children), ages 28 and 34
Office: home office in the basement living area
Kitchen: closed kitchen with a kitchen island pushed against the wall
Number of dining seats: 4, extendable to 6
Fireplace: no
Additional wishes
- The garden should be completely shielded from views (hence the privacy fence)
- We did not plan any garages, as we never had one and have never missed it. For strollers, garden furniture, etc., I have planned a garden shed, which also serves as a privacy screen
- We want a closed kitchen, no open kitchen. We don’t like that look.
- On the ground floor, we need a small niche for the vacuum cleaner, ironing board, water crates, etc.
- A walk-in closet is a must
- As well as a walk-in, built-in shower

@haydee You’re right... quite a lot adds up there. I need to think about it some more. Thanks! I’m considering maybe closing off the door from the hallway to the kitchen and putting in a row of cabinets there. Thanks for the tip about the bedside crib. I had already thought about it, but for both of us it’s unthinkable for the child to sleep in the bedroom with us. Instead, we’d put a bed in the child’s room and I would sleep there for a few months.

@toxicmolotow I still don’t understand what you mean about the doors. They either open inward or outward, to the left or right. Is there a right or wrong way? Would you recommend making all the Pax wardrobes deeper? Even for folded clothes? How much space do you have to move around in your walk-in closet? Or does anyone else have experience with this?
All the windows in the living and sleeping areas are planned to be about 1.08 x 2.21 meters (3.5 x 7.25 feet), except for the emergency exit window in the child’s room, which is 1.12 x 2.22 meters (3.7 x 7.3 feet).
What do you think about those tall, narrow windows placed in the middle between the floor-to-ceiling windows? (attached) What are those called again?

@ypg: Those are 120 x 120 centimeters (47 x 47 inches). I’m attaching a picture here as well. I copied the idea and want to steal it. Basically, nothing except the Thermomix should be there. So no chairs either. Just storage and work surface. So that two people can stand opposite each other and prep food.

@RobsonMKK Yes, I know. Originally, a bigger house was planned, but due to the floor area ratio, we had to shrink it. Now I’m trying to squeeze everything in.
Yesterday, I taped out the bathroom area on the floor with painter’s tape and finally felt that the space between the vanity and the privacy wall was too tight. I reduced it from two washbasins to one. That gives a bit more room because everything shifts left. I’ll do the same with the walk-in closet today. Thanks for the tip about the guest bathroom. Do you think it’s better if I swap the sink and the urinal?
Light wells are partly planned. In the hobby room and office there will be trenches; the rest will have shafts.
In my last apartment I had a niche with a door that annoyed me so much I actually removed it. That’s why this time I thought I’d just leave it out from the start.

I think it’s better to leave it out entirely.
In my opinion, urinals belong in public restrooms.

Haha, as you can imagine, I’m not particularly attached to this thing either. But my boyfriend really reeeally wants it. So, swap?

I would plan the bedroom to be wider. That way, you can still decide spontaneously whether or not to have the baby in the bedroom.

50 cm (20 inches) on each side of the bed, or even less depending on the bed frame, has already been criticized by others as tight. A leg in the drywall and it already becomes difficult.

Before removing the second washbasin, I would consider removing the urinal. Having only one washbasin for four people getting ready at the same time is very limited.

How often do all 4 actually need to use the basin at the same time? With 4 people, the bathroom is already crowded, and Dad usually goes downstairs to brush his teeth voluntarily.
