Hello everyone,

Finally, my floor plans are ready. Only our basement living area is missing, but I still need some information from the architect. The plan includes a laundry room, the heating room, a storage room, an office, and a large hobby room with a bathroom and a small kitchenette.

Attached is the site plan. It was provided by our architect and has been approved by the building authority regarding setback distances and parking spaces. I only added privacy fences and a garden shed. The positions are based on local neighborhood regulations. To the north, there is a garden plot (not buildable), to the east another new building is being constructed, to the south is the street (30 km/h (18.6 mph) zone) and across from it a house with a garden. To the west, directly adjacent to our property, there is a driveway and a garage, with another house next to it.

I’m trying to provide as much information as possible:
Development plan / restrictions

Plot size: 412.5 sqm (4,440 sq ft)
Slope: no
Site coverage ratio: 0.25
Floor area ratio: 0.50
Number of parking spaces: 2 free parking spaces
Number of stories: 2 floors (attic counts as 2nd floor due to knee wall) + basement living area
Roof type: gable roof, 25 degrees, knee wall 160 cm (63 inches)
Client requirements
Number of people: 2 adults (eventually + 2 children), ages 28 and 34
Office: home office in the basement living area
Kitchen: closed kitchen with a kitchen island pushed against the wall
Number of dining seats: 4, extendable to 6
Fireplace: no
Additional wishes
- The garden should be completely shielded from views (hence the privacy fence)
- We did not plan any garages, as we never had one and have never missed it. For strollers, garden furniture, etc., I have planned a garden shed, which also serves as a privacy screen
- We want a closed kitchen, no open kitchen. We don’t like that look.
- On the ground floor, we need a small niche for the vacuum cleaner, ironing board, water crates, etc.
- A walk-in closet is a must
- As well as a walk-in, built-in shower

I basically agree with @ypg (who already replied here: https://www.hausbau-forum.de/threads/endlich-bauen-und-doch-noch-ein-paar-fragen.24022/page-7#post-199486).

You have adapted the standard floor plan in a very appealing way. The walk-in closet seems to be accidentally furnished with display cabinet tops typically used for living room cabinets (?) – this is tight for folded clothes and not suitable at all for hanging clothes. The home office in the basement living area (and any living spaces there) may only be approved under certain conditions according to the building permit / planning permission.

I would revise the cozy little house once again.
In a small, charming house, you cannot build something that consumes a lot of square meters.

And if the wardrobe I have in mind is supposed to be a storage room, then it should have a door. However, this means there would be no wardrobe or proper closet space to accommodate all the shoes and jackets of a family of four.

@11ant haha No, this is actually a specific Pax wardrobe from IKEA. The two corner wardrobes are for hanging clothes, and the section for folded clothes is 35 cm deep (14 inches). At least, that’s what IKEA says. I’ll attach a photo.

@ypg I’ll copy my answer here again so everything’s in order, hehe:
This is not meant to be a cloakroom. It’s just a niche for the vacuum cleaner, etc.
What do you mean about the kitchen island? The walkway is about 1.20 meters (47 inches), and the doors are sliding doors.
The dressing room and bathroom are my big trouble spots — everything’s just too tight...
The clearance in the dressing room is about 90 cm (35 inches). I imagined that would barely be enough. Do you really think that won’t work at all?
Do you have any suggestions for the bathroom? I’d really appreciate it. I’ve worked on it for hours and I’m still not happy...

We want to keep:
- The bedroom width (currently it’s narrower and the knee wall is lower, and we manage just fine)
- The toilet at the entrance. That’s deliberate. We want to be able to open the door at night and stand directly in front of the toilet.


And to add:
In the entrance area, I’ve planned two (shoe) cabinets and three coat racks. I’ll also add a picture. Do you think that’s not enough? I’m not experienced with having children.
Oh, and the absence of a door in the “storage room” is also deliberate. That would take up too much space. It will be separated with a curtain like in the attached picture.

And you think 34cm (13 inches) exterior walls will be enough? That’s quite ambitious.

The stairwell upstairs and downstairs don’t match.

The living room will be… well, dark.

Floor-to-ceiling windows in the children’s rooms? It’s possible, but not necessary.

The door swings are incorrect.

The walk-in closet won’t work like that.

Are there any elevations of the house, especially the two gable ends? It’s not going to look good. Not good at all.

By the way, what exactly is your architect responsible for again?
