Hello!
We are comparing for what feels like the tenth time our customization details with the original quotation documents. During this, we found a few discrepancies. Among them are:
- Snow guards > are priced at €2940 including VAT for 20 meters (66 feet), as well as €850 including VAT for roof steps. Do you consider these prices to be typical?
(With another general contractor, this would have cost less than half.) In your opinion, are these considered "problematic items"? If another company were to carry out this work, could it lead to issues (e.g., a leaking roof or similar)? (Both are attached/fixed under the roof shingles by screwing.)

- Sound decoupling of the ceiling for the practice area > the original offer included "Improved sound insulation of the wood beam ceiling in the single-family house by using a spring rail instead of a support batten (39.1 m² (421 ft²)): €938."
Now: sound-decoupled suspended ceiling together with a single layer of Knauf Silent-Board, total €936.
So, about double the cost, since the special Knauf Silent-Board replaces the regular drywall.
We have not received a clear answer on how much better the new option would perform. Only that the sound insulation requirements have changed.
Can someone help assess how much better the sound insulation of the already sound-decoupled ceiling would become?

Thank you very much and have a great weekend.

Maybe your grids are much better?
The exact material used wasn’t even mentioned. Maybe yours are custom-made and the others are cheaper mass-produced? Or maybe something else.

That could be the case. For us, it’s just a simple titanium zinc version.

guckuck2, our grids are coated in the color of our roof tiles – but according to Google, there is a small surcharge for something like that, not a 300% increase.

I can also confirm the cost of around 30€/m (approximately $33/m) for the snow guard (galvanized) including installation.

In our region (Bavaria), the mesh with a length of 12 m (39 feet), including fastening bricks and installation, was offered for 980 excluding VAT. It was installed later by the BT roofer; others did not want to do it for us since it was still under warranty.
