Hello everyone,
The recent shock with one house provider has settled, and we have started over again. We have made good progress, and one provider has now drawn our house and created several offers with different masonry options based on our request. We compared the financing and calculated it down (KfW 40 with 100,000 euros for 1.54% interest rate target).
Assumptions: The houses vary in price, but the more expensive one qualifies for KfW financing, so the costs balance out. The question now is:
Exactly the same house,
a) KfW 55 with Poroton (brick - 36.5 cm (14 inches) thickness / Thermo Plan S-8 or T-8), 36.5 cm (14 inches) monolithic construction
OR
b) KfW 40 with Poroton (brick - 24.0 cm (9.5 inches) thickness / Thermoplan T-14) plus 18 cm (7 inches) Styrodur insulation
For the KfW 40 house, the remaining debt after 10 years is 4,000 euros higher; however, assuming an annual heating cost saving of 200 euros compared to the KfW 55, this difference would be recovered within 20 years. Therefore, I would say the overall cost or remaining debt after 10 years is basically the same.
What would you choose and why? Can it be said that a KfW 40 house has a higher resale value?
Thanks and best regards!

What on earth can be done to finally stop the use of that hollow block? I don’t understand it. Everyone who uses it is annoyed and would do it differently, yet every couple of days someone shows up wanting to install it. No, no, and no again. Only filled blocks. No matter how quiet your neighborhood is.

A friend built with a T9 block, and we can sleep very well there, even though a night bus passes right in front of his property and a nearby café often hosts parties late into the night.
What use is the filled Poroton block if the windows, often floor-to-ceiling, only achieve a sound insulation rating of 30 dB?

WilderSueden5 May 2023 21:14I'll throw another point into the discussion: do you have large window openings (larger than 2m (6.5 feet)) that require concrete lintels? If so, you won't have a monolithic construction method in those areas anyway.

xMisterDx5 May 2023 21:17Axo. I’m still renting for now... last month... Old building, solid brick. So, excellent sound insulation. Unfortunately, you can still hear the main street quite well because, unfortunately, windows were installed. That’s just how it is.

What good is the filled Poroton block if the windows, often floor-to-ceiling, only achieve a sound insulation rating of 30 dB? That's the next bad habit nowadays. Double-glazed windows offer better sound insulation than the 30 dB you mentioned. The average person assumes that triple-glazed windows are better, not realizing that this unfortunately does not apply to sound insulation.
What’s with the stupid reference to the bottle? It's impressive that you manage to sleep well at your friend’s place twice a year. I sleep there 365 days a year. So who can judge this more accurately? Today my neighbor even told me that he hears birds through the walls and it bothers him (Guru Guru). That made me realize: wow, I’m not the only one annoyed by that. We both have this block. And I don’t have 30 dB windows, but 47 dB instead.

Simply put, measures to reduce sound transmission (and sound reflection within the wall) tend to negatively impact thermal insulation, and vice versa.https://www.instagram.com/11antgmxde/
