Hello,

we are still in a very early stage of our building project.
-> Idea collection; about 2–3 years before construction starts
That’s why I have already been actively reading in this forum.

Now about us...

As I sketch my wife’s special requests on paper, I realize more and more that the living space planned so far will not be enough. My wife wants the following rooms on the upper floor:

- 2 children’s bedrooms (about 14.5 m² (156 sq ft))
- 1 bathroom for the children (about 6 m² (65 sq ft))
- 1 master bedroom (about 14 m² (151 sq ft))
- 1 walk-in closet (about 7 m² (75 sq ft); adjacent to the master bedroom)
- 1 bathroom (about 11 m² (118 sq ft); adjacent to the master bedroom)
- Hallway (about 6 m² (65 sq ft))
- Staircase (about 2 m² (22 sq ft))

Last week we visited a prefabricated house center and looked at similar floor plans (the size of the rooms). It became increasingly clear to me that 150–160 m² (1,615–1,722 sq ft) would be very tight because the rooms tend to be rather small. Also, because of the large upper floor plus the planned basement, we have quite a lot of space that can be freely distributed.

My idea is therefore to skip the basement and increase the living area to about 180 m² (1,938 sq ft). We could definitely use the extra 10 m² (108 sq ft) on the upper floor, and it would also be necessary downstairs for the technical rooms.

My question now is how this would affect the cost of our building project?

Previous plan: 160 m² (1,722 sq ft) + 70 m² (753 sq ft) basement
New plan: 180 m² (1,938 sq ft) without basement

Is it possible to estimate this roughly?

Approximately EUR 298,000 with a purely usable basement and the “turnkey” option, plus additional ancillary construction costs, etc.

You are planning for about 80sqm (860 sq ft) of living space on the upper floor... so you can definitely create a functional layout on the ground floor without a basement. What is the purpose of the basement in relation to your room requirements? Do you already have a plot of land? If not, and you find one that only allows a single-story building, there is usually plenty of room on the ground floor for a utility room and storage space. It is commonly assumed that laundry and storage are located in the basement. Consider carefully whether you really want to use two staircases multiple times a day just to handle tasks like laundry, which can also be accommodated on the ground or upper floor. For storage, you might even be able to avoid it or find alternatives on the ground floor.

The question of the price difference between a slab foundation and a basement depends significantly on the characteristics of the building site. Additionally, the planning depends on the property and the permitted development. In general terms, this question cannot be answered simply.

With a basement, it also matters what it will be used for besides housing heating systems, a washing machine, and storage space. Thanks to timers, the washing machine can be placed in any niche in the house. Personally, I prefer to iron in the living room with a view of the garden. We get groceries just in time from the supermarket, energy comes from the grid, and a heat pump or gas heater only requires about one square meter (roughly 11 square feet) of space. Bicycles and sports equipment are most practically stored on the ground level, for example in the garage. Do you really want to insist that your grandchildren still use a 30-year-old stroller or wear their parents’ old children’s clothes? This doesn’t mean a basement is inherently unnecessary; it just needs to make sense.

The size of the rooms on the upper floor naturally also depends on the roof slope, lighting, and layout.
