Hello everyone,

I hope this question is appropriate here.

We will be viewing an old house this weekend. The attic has already been partially converted, so there are three rooms in total (about 50 square meters (540 square feet)). However, one room (30 square meters (320 square feet)) is still unheated.

What would be a rough estimate for the cost to convert this floor into a rental apartment?

I understand that it’s difficult to give a general answer. Still, I would like to get a rough idea for myself.

In the large room, heating would need to be installed. Additionally, electrical wiring and plumbing for a bathroom and kitchen would have to be added, and a bathroom installed.

That entirely depends on the standard you aim for and whether you can contribute a significant amount of work yourself.
Pure material costs nowadays will be at least 30,000 to 50,000 EUR (approximately 32,000 to 54,000 USD) for a basic standard, assuming you don’t have any special contacts.

With the information you’ve provided, it’s really not possible to give a more precise estimate. Maybe you could share a floor plan and some pictures, and specify your goals? That would make it much easier to provide a reliable answer.

The answer is as precise as your question.

There are many factors involved:
- Building permission / planning permission — is a separate apartment allowed there?
- Emergency exits?
- Fully separated from the rest of the house?
- Is there already separate electrical supply for the apartment with its own meter, or does that need to be installed or upgraded?
- Water pipes need to be run through the entire house, same with waste drainage. It’s inconvenient if, for example, sewage pipes would have to run along the ceiling beneath the future bathroom.
- Heating as planned?
- Are there enough parking spaces available according to the local parking regulations?

And so on.
