Hello dear forum community,

I am probably still at a very early stage of my project. Well, at least the building plot is already secured.
At the moment, I am trying to design a floor plan that I could be happy with.
The house is planned as a single-family home including a double garage and an upstairs granny flat.
Optionally, it should be possible to convert the single-family home into two separate apartments without major structural changes, in case we decide to rent it out.
I would simply ask you to take a look and give me all the feedback you have—anything you don’t like or that I could improve.
Usually, you only build once in your life, so it should definitely be right.

Have you already calculated the built-up area?
The existing garden shed will also have to be included. I’m not sure how it works in Bavaria, but over 30 square meters (over 320 square feet) means over 50 cubic meters (over 1,765 cubic feet), ... However, I don’t know this for sure; it’s more derived knowledge. 😉

But the house is too long. Is the 3-meter (10 feet) setback from the boundary line also valid in Bavaria?
Then there’s the height to consider—I’m not familiar with how that is calculated.

The staircase obviously needs to fit within the approved building envelope. Also, remember to plan for a parking space for the secondary apartment, and make sure the technical installations are built within the thermal envelope and not outside of it. I’m not sure if your approach is as practical as you think.

Why? According to 2.1.2 it’s 0.8. But with a plot area of 636m² (6843 sq ft) it doesn’t really matter.

If the building application is submitted for the entire plot, you use 1790m² (19249 sq ft). Then the existing buildings must also be taken into account.

You have to keep your floor plan within the blue boundary lines. But it looks like it doesn’t fit geometrically. That’s why I strongly recommend printing the (future) building plot to scale and accurately mapping the building boundaries (blue lines) on it.

Knee wall height, eaves height? Does the municipality really not care about anything? Then the municipality should repeal the development plan.
A reduction of the minimum 3m (10 ft) setback will almost certainly not be approved unless your neighbor agrees.
