Hello dear forum community,

I am probably still at a very early stage of my project. Well, at least the building plot is already secured.
At the moment, I am trying to design a floor plan that I could be happy with.
The house is planned as a single-family home including a double garage and an upstairs granny flat.
Optionally, it should be possible to convert the single-family home into two separate apartments without major structural changes, in case we decide to rent it out.
I would simply ask you to take a look and give me all the feedback you have—anything you don’t like or that I could improve.
Usually, you only build once in your life, so it should definitely be right.

Did the official actually refer to half floors? These do not exist in building regulations. It also appears that an attic conversion is not permitted on your plot (category II and not II+D).

You should definitely create a scaled drawing of your plot (obtain a cadastral map and enlarge it, or use the BayernAtlas) and accurately transfer the building boundaries. It seems to me that your house might not fit within the designated building envelope, which could make all your efforts pointless. Also note that the house must maintain at least a 3m (10 feet) setback from the property boundary.

This has already been confirmed by the local authority. We have such a housing shortage that almost everything is being approved nowadays. II+D is not an issue since the three new buildings on the neighboring plot are constructed in a similar way. What do you mean by saying it doesn’t fit into the building envelope? Too large for the plot?

I already mentioned above that the actual plot is larger but will be subdivided. I am attaching a photo from the BayernAtlas.

You need to use your 636 as a reference for the floor area ratio and plot ratio.

Regarding the aerial photo and the planned row houses: you can clearly see older row houses in the aerial image. There are also areas in this residential neighborhood that allow row houses with 2 full stories plus an attic.

However, this shouldn't be your concern now. You have your own project, and the zoning plan must be followed 🙂
